Role Objective
We are world-class integrated healthcare and education hub comprising a super-specialty hospital, medical college, research center, and residential township.
We seek a visionary, highly experienced Project Head with a proven record of leading large-scale hospital and institutional infrastructure projects. The role demands:

Key Responsibilities
1. Strategic Project Planning & Development
- Develop a comprehensive master plan covering scope, timelines, budgets, deliverables, and resource planning.
- Conduct feasibility studies, soil testing, topography analysis, and geotechnical investigations to ensure suitability.
- Obtain all statutory approvals and clearances from NMC, MoHFW, Fire, Pollution Control Board, Airport Authority (if applicable), and other regulators.
- Define phased implementation strategies for:
- Medical college blocks
- Hospital towers
- Residential & staff housing
- Allied infrastructure (parking, roads, utilities).
- Establish a robust governance structure with clear reporting lines and decision-making protocols.
2. Design & Engineering Excellence
- Collaborate with architects, structural engineers, healthcare planners, and MEP consultants to finalize hospital-grade, durable, and patient-friendly designs.
- Ensure compliance with international healthcare design guidelines:
- NABH, JCI, NFPA, NBC, and seismic codes.
- Integrate hospital-specific requirements:
- Sterile & semi-sterile zoning
- Modular OTs and ICU layouts
- Isolation facilities with negative-pressure rooms
- Efficient patient, doctor, and logistics movement pathways
- Approve GFC drawings, BIM models, shop drawings, and as-built documents.
- Ensure BIM-driven coordination to eliminate clashes between civil, MEP, HVAC, MGPS, IBMS, CSSD, modular OTs, and equipment layouts.
- Incorporate future scalability in design for phased hospital expansions.
3. Day-to-Day Operational Management
- Manage daily site execution with strict adherence to timelines, quality benchmarks, and safety protocols.
- Oversee all construction phases:
- Excavation and foundation works
- RCC framing and structural steel erection
- Façade engineering and glazing
- Interior fit-outs, modular OTs, ICUs, and labs
- Conduct daily huddles and weekly project review meetings to align site teams.
- Ensure smooth installation and commissioning of hospital-specific systems:
- MRI, CT, PET-CT suites
- MGPS (Medical Gas Pipeline Systems)
- Advanced HVAC systems with HEPA filters
- IBMS, BMS, and patient monitoring systems.
4. Financial, Procurement & Contract Management
- Prepare detailed BOQs, DPRs, cost estimates, and cash flow schedules for the entire project.
- Drive cost optimization using value engineering principles without compromising design integrity or patient safety.
- Oversee procurement strategies for civil, MEP, modular OTs, medical gases, hospital equipment, and IT systems.
- Negotiate contracts with consultants, vendors, and contractors to achieve best value pricing.
- Track budget utilization, invoices, vendor payments, and milestone-based releases.
- Submit monthly financial reports to management with variance analyses and corrective recommendations.
5. Quality Assurance & Control
- Establish robust QA/QC protocols aligned with:
- NABH/JCI standards
- IS codes, NBC, and ASTM guidelines
- Fire and life safety norms
- Enforce third-party testing for materials like concrete, steel, fire-rated partitions, and waterproofing.
- Conduct frequent audits and snag inspections to ensure zero-defect handover.
- Implement advanced NDT testing for structural durability.
- Maintain comprehensive QA documentation — test certificates, quality reports, safety audits, and compliance logs.
6. Team Leadership & People Management
- Lead a cross-functional team of project managers, architects, engineers, QS, planners, and safety officers.
- Build a high-performance culture focused on accountability, innovation, and ownership.
- Drive knowledge-sharing sessions on modern healthcare construction techniques and digital project tools.
- Provide mentorship, coaching, and career development for team members.
- Conduct performance reviews based on KPI-driven evaluations.
7. Stakeholder & External Coordination
- Act as the primary liaison between:
- Board of Directors & senior management
- Architectural & consulting firms
- Government authorities & healthcare regulators
- Turnkey contractors and suppliers
- Present bi-weekly progress dashboards with insights on:
- Project health
- Budget status
- Key risks & mitigations
- Proactively resolve inter-departmental and inter-agency conflicts to ensure seamless progress.
8. Risk, Safety & Compliance Management
- Identify technical, financial, and operational risks in advance.
- Maintain a live risk register and ensure mitigation strategies are implemented promptly.
- Enforce strict EHS protocols:
- PPE compliance
- Fire suppression systems
- Earthquake safety mechanisms
- Emergency evacuation drills
- Achieve 100% compliance with environmental, fire, labor, and health regulations.
9. Sustainability, Innovation & Smart Infrastructure
- Integrate green building practices for IGBC/GRIHA Platinum certification:
- Solar power integration
- Rainwater harvesting
- Zero-liquid discharge STP systems
- High-performance façades and insulation systems
- Implement IoT-driven hospital technologies:
- IBMS & BMS for integrated control
- Pneumatic tube systems for samples and medicines
- AI-enabled asset tracking and patient monitoring
- Future-proof infrastructure to enable AI, robotic surgery, telemedicine, and remote monitoring readiness.
10. Hospital Commissioning & Handover
- Oversee final commissioning of all hospital systems.
- Coordinate trial runs of modular OTs, HVAC systems, and fire safety equipment.
- Ensure seamless integration of hospital equipment, IT systems, and patient care facilities.
- Prepare comprehensive handover documents, including:
- Operation manuals
- Warranty certificates
- AMC contracts
- Training plans for hospital administration teams.
Qualifications
- Bachelor’s/master’s degree in civil engineering, Construction Management, or related fields.
- 15–20 years of proven experience in large-scale hospital/medical college/institutional projects.
- Deep understanding of healthcare infrastructure planning, NABH/JCI norms, and hospital-specific systems.
- Expertise in BIM, MS Project, ERP dashboards, AutoCAD, and PMIS tools.
- Strong leadership, stakeholder management, and negotiation skills.
- Ability to deliver within aggressive timelines without compromising on quality.
