 Job Title: Facility Engineer – Building Technical Services (O&M)Department: Technical – Operation, Maintenance & Facility Management Job Type: Full-Time Job Purpose:As a Facility Engineer – Building Technical Services (O&M), you will be responsible for the smooth operation, preventive and corrective maintenance of all building systems including HVAC, Electrical, Plumbing, DG Sets, Fire-Fighting, UPS, Carpentry, Masonry, Painting, and Safety Systems across client facilities. The role involves supervision of multi-disciplinary technical teams, managing service quality, safety compliance, technical training, client coordination, and ensuring uninterrupted functioning of all critical assets and utilities within the facility. You will act as the key technical person ensuring operational efficiency, reliability, and long-term sustainability of all building operations. Experience Required:3 – 8 Years of experience in HVAC / Facility Management / Building Technical Services Operation & Maintenance. (Preference for candidates experienced with commercial complexes, hospitals, hotels, industries, or corporate facilities.) 🔹 Key Responsibilities:1️⃣ Building Operation & Maintenance (O&M):• Supervise daily operation & maintenance of all technical systems: ·      HVAC Systems: VRF/VRV, Chillers, AHUs, FCUs, Ductable & Split ACs. ·      Electrical Systems: LT Panels, Transformers, DBs, Lighting, Earthing, Cable Management. ·      Plumbing Systems: Pumps, Valves, Water Tanks, Drainage & Sanitation Lines. ·      DG Sets & UPS Systems: Monitoring, load testing, preventive maintenance. ·      Fire-Fighting Systems: Hydrants, Sprinklers, Fire Pumps, Extinguishers. ·      Carpentry, Masonry & Painting Works: Regular maintenance and minor civil repairs. ·      Safety Systems: CCTV, Access Control, PPE, Fire & Emergency readiness. • Ensure uninterrupted operation of all systems and quick restoration during breakdowns. • Plan and execute preventive, predictive, and corrective maintenance as per schedule. • Focus on energy optimization and cost control through efficient operations. 2️⃣ Team Supervision & Coordination:• Manage technical team (HVAC technicians, electricians, plumbers, helpers, etc.). • Prepare daily duty rosters and monitor attendance, discipline, and grooming. • Conduct daily toolbox meetings and safety briefings. • Coordinate shift operations and emergency response. 3️⃣ Team Training, Technical & Safety Development:• Conduct regular technical training sessions for technicians on HVAC, electrical, plumbing, DG, and other systems. • Ensure all team members understand SOPs, preventive maintenance procedures, and troubleshooting methods. • Organize safety training, including use of PPE, fire safety, electrical safety, and confined space awareness. • Evaluate team performance through practical tests and field observation. • Motivate team to maintain high technical standards and customer satisfaction. • Maintain training attendance, skill assessment, and improvement records. 4️⃣ Facility & Asset Management:• Monitor performance of all critical assets and maintain operation logs. • Ensure timely AMC servicing and vendor follow-ups. • Conduct periodic health audits and recommend replacements or overhauling as needed. • Implement energy saving and sustainability practices. 5️⃣ Material & Inventory Management:• Prepare material requirement lists and coordinate with the purchase team. • Verify material quality and quantity during receipt at site. • Maintain daily consumption reports and reconcile materials with actual work. • Ensure unused/excess materials are returned safely to the warehouse. • Minimize wastage and maintain accountability. 6️⃣ Documentation & Reporting:• Prepare daily, weekly, and monthly O&M reports for management and client. • Maintain preventive maintenance checklists, breakdown reports, and service logs. • Track energy usage, system downtime, and cost variance. • Submit MIS reports, audit records, and compliance documentation on time. 7️⃣ Safety, Compliance & Quality Control:• Ensure full compliance with company safety standards and statutory regulations. • Conduct safety audits, fire drills, and risk assessments periodically. • Maintain zero accident targets through proactive supervision. • Enforce quality standards for brazing, insulation, piping, wiring, and finishing. 8️⃣ Client Coordination & Communication:• Act as the single point of contact for client facility managers. • Attend regular review meetings and share progress reports. • Address complaints, breakdowns, and escalations promptly. • Maintain strong client relationships and ensure service-level compliance. Required Skills & Qualifications:Educational Qualification:• Diploma / B.Tech in Mechanical or Electrical Engineering (Facility Management specialization preferred). • Certification in HVAC O&M, BMS, Fire & Safety, or Electrical Maintenance will be an added advantage. Experience:• 3 – 8 Years in multi-utility building technical services, operation & maintenance. Technical Skills:• Strong understanding of HVAC, electrical, plumbing, DG, UPS, and fire systems. • Ability to read and interpret MEP drawings and single-line diagrams. • Familiar with BMS, energy monitoring, and preventive maintenance planning. • Good knowledge of safety codes, standards, and audit procedures. • Proficient in MS Office (Excel, Word, PowerPoint) and email reporting.
