Job Description

We are seeking a highly experienced and detail-oriented Senior Property Accountant to join our team. This is a fully remote role. The ideal candidate will have a strong background in real estate accounting and financial reporting, possess the leadership skills necessary to manage the accounting function for a portfolio of commercial and residential properties, and must be proficient and trained in Generally Accepted Accounting Principles (GAAP).


Key Responsibilities


1. Accounting & Financial Reporting


· Prepare monthly, quarterly, and annual financial statements for multiple properties, ensuring accuracy and adherence to public accounting standards.

· Conduct comprehensive variance analysis, explaining significant differences between actual results and budgeted projections.

· Perform and manage complex bank reconciliations and maintain the General Ledger (GL) for assigned properties, ensuring accurate posting and reconciliation of all accounts.

· Oversee and prepare monthly Common Area Maintenance (CAM), Real Estate Tax, and utility reconciliations and billing to tenants.

· Assist with the preparation of annual property budgets and analyze financial performance against projections to provide strategic insights.

· Manage financial operations and ensure accurate reporting, specifically concerning GL Accounts.

· Assist in cash management functions, ensuring adequate funding is available for upcoming requirements and payments.


2. Billing, Invoice Management, and Compliance


· Manage Accounts Payable (AP) and Accounts Receivable (AR) processes for a portfolio of properties, including timely payment processing, invoice review, and tracking tenant payments and breakdowns.

· Review, verify, and process all property-related invoices for accuracy, ensuring alignment with lease agreements or contracts. Address and resolve all invoicing discrepancies with vendors.

· Generate new invoices for services provided and manage tenant correspondence regarding billing matters.

· Maintain meticulous records of all invoices, payments, and related financial documents for financial tracking and audit compliance.

· Handle complex commercial lease administration, including abstracting and entering commercial leases into the accounting system.

· Ensure compliance with and manage filings for specific real estate requirements, such as RPIE (Store Front Registries) and NJ Annual I&E filings.

· Manage Security Deposit Reconciliation and oversee the online rent portal reconciliation.


3. Management & Leadership


· Manage and assist the accounting department team, providing leadership, training, and support.

· Serve as the primary liaison between the property management team, vendors, contractors, and company ownership.

· Oversee critical property accounting functions, including rent collection, monitoring bank balances, and expense management.

· Assist the owner with audit compliance, tax filings (including Sales Tax and Corporate Tax payments), and 1099 preparation.

· Collaborate effectively with other departments to ensure all property-related accounting matters are accurately addressed and reported.

· Provide day-to-day office support, including coordinating meetings, preparing reports, and maintaining organized filing systems.


4. Special Projects & Continuous Improvement


· Lead or assist with special projects focused on financial analysis, process improvements, and implementing accounting best practices within the department.

· Stay current on NYC Rent Regulations and implementation


Qualifications


Experience & Education


· Minimum of five (5) years of progressive experience in real estate accounting or property management accounting.

· Supervisory or management experience leading an accounting team is required.

· Preferred: Experience working with US-based clients and properties is a strong plus.

· Extensive experience in both Accounts Payable and Accounts Receivable management.

· Experience with abstracting and entering leases is a significant plus.

· A Bachelor’s degree in Accounting, Finance, or a related field is required.

· An advanced degree in Finance or Accounting preferred.


Technical Skills


· Advanced proficiency in Microsoft Excel (pivot tables, complex formulas) is a must.

· Required proficiency in a major property management and accounting software, such as AppFolio, Yardi, MRI, MDS, or BJ Murray.


Knowledge & Abilities


· Extensive knowledge of Generally Accepted Accounting Principles (GAAP), financial management practices, public accounting standards, and the real estate industry.

· Excellent attention to detail, organizational, and time-management skills, with the ability to prioritize tasks and meet tight deadlines in a fast-paced environment.

· Exceptional communication and interpersonal skills (both written and verbal) for effective interaction with team members, tenants, vendors, and ownership.

· Proven problem-solving mindset with the ability to analyze complex financial reports and make sound recommendations.

· Ability to work independently and collaboratively as a key member of the property management and accounting teams.
