Position: Estimator / Preconstruction Manager Location: Remote Type: Full-Time  Position Overview The Estimator / Preconstruction Manager is responsible for managing all aspects of the preconstruction and estimating process. This includes preparing accurate cost estimates, coordinating bid solicitations, analyzing project documents, and collaborating with project managers to develop budgets and value-engineering solutions. The ideal candidate is proactive, analytical, and thrives in a collaborative environment. Key Responsibilities · Prepare detailed cost estimates for residential and commercial projects, including labor, materials, equipment, and subcontracted work. · Solicit and evaluate (level) bids from subcontractors and suppliers to ensure competitive and accurate pricing. · Review and interpret plans, specifications, and scopes of work to confirm completeness and identify potential gaps or conflicts. · Work closely with project managers and ownership to develop preliminary budgets, cost breakdowns, and value-engineering options. · Support the contract negotiation and buyout process, including preparation of subcontractor scopes and purchase orders. · Maintain and update historical cost data and unit pricing databases for future reference. · Assist with proposal development, including bid forms, pricing summaries, and supporting documentation. · Collaborate with operations and field teams to ensure a seamless project handoff after award. · Stay current with market trends, labor rates, and material pricing to maintain competitive estimating accuracy. Qualifications · 3–5+ years of experience in estimating, preconstruction, or cost management within the construction industry. US experience required. · Strong knowledge of construction methods, materials, and building systems. · Ability to read and interpret architectural and engineering drawings and specifications. · Proficiency in Microsoft Excel and familiarity with estimating or takeoff software (e.g., Bluebeam, PlanSwift, ProEst, or similar). · Excellent analytical, organizational, and communication skills. · Ability to manage multiple bids and deadlines simultaneously. · Strong attention to detail and commitment to accuracy. Preferred (Nice to Have) · Bachelor’s degree in Construction Management, Engineering, Architecture, or related field. · Experience with project management platforms such as Monday.com, Procore, or Buildertrend. · Experience in both lump-sum and negotiated project delivery types. Familiarity with NY/NJ construction market pricing and subcontractor networks.
