Responsibilities Design Stage Intervention: Advise the Design & Development team at the DBR (Design Basis Report) stage for incorporating facility-related elements in line with operational and sustainability goals. Review and intervene in design plans for MEP, plumbing, fire safety, and soft services to ensure lifecycle cost efficiency and serviceability. Align architectural and engineering designs with operational realities, maintenance considerations, and FM efficiency. Operational Leadership Drive operational excellence across the entire facilities portfolio by implementing best practices in preventive and corrective maintenance, vendor management, and service delivery. Develop SOPs and emergency response plans for all facilities, ensuring high standards of health, safety, security, and environmental compliance. Provide oversight for building management systems (BMS), HVAC, elevators, landscaping, cleaning, and waste management. Energy & Sustainability Management Develop and implement an energy management strategy aimed at reducing consumption and improving energy efficiency across all sites. Collaborate with engineering and sustainability teams to integrate energy-efficient designs and retrofit opportunities. Evaluate and pilot renewable energy solutions such as solar, wind, and energy storage systems where feasible. Track and report energy performance KPIs and carbon reduction outcomes. Financial Modeling & CAM (Common Area Maintenance) Optimization Analyze CAM trends to identify cost-saving opportunities and optimize vendor contracts and SLAs. Conduct detailed estimation studies and financial impact analyses to support budgeting, forecasting, and cost control efforts. Present strategic investment plans with ROI projections to support facilities upgrades and modernization. Revenue Model Development Collaborate with finance and leasing teams to develop and implement innovative revenue models linked to space utilization, service monetization, and energy performance contracting. Establish benchmarks and pricing strategies for services delivered internally or outsourced. Track revenue and cost indicators to ensure the facilities portfolio contributes positively to organizational performance. Government Tenancy & Stakeholder Management Facilitate tenancy arrangements for government officials in line with regulatory, service, and amenity standards. Ensure timely contract renewals, compliance with statutory lease obligations, and tenant satisfaction. Serve as liaison between internal teams, government departments, and facility tenants for issue resolution and improvements. Technology & Smart Systems Integration Lead the adoption of smart technologies such as IoT-based asset tracking, smart lighting, predictive maintenance tools, and CAFM platforms. Monitor service performance using data dashboards and real-time alerts. Use analytics to predict asset failure, manage lifecycle costs, and improve resource allocation. Compliance & Governance Ensure all statutory and regulatory compliances related to building operations, fire safety, energy audits, labor laws, and environmental regulations are met. Manage internal and external audits for FM-related functions. Maintain accurate documentation and ensure timely submissions to regulatory authorities.
