Position Overview
Senior Manager – Sales
Key Responsibilities
Sales Management
- Drive sales of residential properties and ensure achievement of monthly, quarterly, and annual sales targets.
- Implement and adhere to all standard operating procedures (SOPs) to maintain a robust and efficient sales process.
- Identify, qualify, and develop a strong pipeline of potential buyers through structured follow-ups and proactive customer engagement.
- Conduct corporate visits, sales presentations, and site tours to maximize customer conversions.
Channel Partner Management
- Develop, onboard, and nurture strong relationships with Channel Partners (CPs), brokers, and real estate agencies.
- Regularly coordinate with Channel Partners to ensure consistent lead flow, property promotions, and sales closures.
- Conduct Channel Partner meets, training sessions, and project briefings to enhance CP engagement and drive higher sales volumes.
- Monitor Channel Partner performance and implement strategies to motivate high-performing partners.
- Identify new Channel Partners across the region to expand the sales network and maximize project reach.
· Understand local market dynamics and competitor strategies to create attractive CP schemes, incentives, and value propositions.
· Strategically plan and execute CP engagement activities to increase brand visibility and partner loyalty.
· Ensure timely communication of offers, inventory updates, pricing revisions, and promotional campaigns to all Channel Partners.
Team Leadership & Performance Monitoring
- Lead, manage, and mentor the sales team, ensuring motivation, skill development, and consistent performance.
- Track team productivity through regular reviews, performance metrics, and coaching sessions.
- Foster a goal-oriented, collaborative, and customer-centric team culture.
Customer Relationship & Service Excellence
- Attend and resolve customer queries with professionalism and urgency.
- Coordinate with concerned departments (CRM, documentation, finance, legal, etc.) to ensure timely resolution of customer concerns and seamless execution of sales-related processes.
- Ensure timely communication of customer issues to relevant stakeholders for quick redressal.
Market Research & Competitor Analysis
- Participate in market and competitor surveys to assess pricing trends, customer preferences, and new market opportunities.
- Provide insights to management for strategic decision-making related to pricing, product positioning, and promotional campaigns.
Reporting & Documentation
- Collect, verify, and maintain customer data accurately and consistently.
- Prepare and submit sales reports, forecasts, MIS, and performance dashboards within deadlines.
- Ensure compliance with all documentation and regulatory requirements related to property sales.
Lead Management & Customer Outreach
- Monitor the team’s daily outbound and inbound calling activities to ensure consistent prospect engagement through regular follow-ups and structured outreach efforts.
- Influence and encourage prospects to visit the site and guide them through the decision-making process.
- Execute effective follow-ups to maximize conversion rates and ensure closure of sales.
Revenue & Profit Maximization
- Work strategically to maximize present and long-term sales revenue and gross profit margins.
- Identify opportunities for upselling, cross-selling, and customer referrals.
Candidate Requirements
Educational Qualification
- Minimum Graduate in any discipline.
- MBA/PGDM in Sales, Marketing, or Real Estate Management is desirable (not mandatory).
Experience
- 10-12 years of experience in residential real estate sales, preferably in mid to premium segment projects.
- Proven experience in leading sales teams and achieving ambitious sales targets.

- Young, dynamic, career-oriented, and self-driven professional.
- Excellent English communication skills (verbal & written); proficiency in Telugu is Mandatory and Hindi is an added advantage.
- Strong leadership, negotiation, and interpersonal skills.
- High customer orientation with strong problem-solving ability.
- Ability to work under pressure and manage multiple priorities effectively.
- Strong analytical skills and familiarity with CRM tools, MS Office, and sales reporting systems.
Work Timings
10:00 AM to 7:00 PM
Saturday & Sunday Working
(Weekly offs during weekdays as per company policy)
