Job Summary:

end-to-end execution of high-rise and luxury residential developments

Key Responsibilities:

1. Project Planning & Design Coordination

• Drive the project vision from concept to execution, aligned with brand and market positioning.
• Collaborate with architects, interior designers, landscape consultants, and structural engineers to finalize luxury design specifications.
• Plan project timelines, budgets, phasing, and construction methodologies tailored for high-rise structures.

2. Regulatory Approvals & Compliance

• Liaise with local authorities to obtain all required permits: building approvals, fire NOC, MOEF, height clearances, etc.
• Ensure full compliance with RERA, local bye-laws, and green building norms where applicable.

3. Execution & Site Management

• Lead on-ground execution of high-rise construction using modern technologies (MIVAN, jump form, etc.).
• Set benchmarks for premium quality finishes, materials, and craftsmanship.
• Manage all contractors, consultants, and vendors to ensure delivery within defined timelines and budgets.
• Implement value engineering without compromising quality.

4. Quality & Safety Oversight

• Establish and enforce high standards of quality control, workmanship, and site safety protocols.
• Conduct regular site inspections and audits to ensure consistency with specifications and standards expected in luxury residences.

5. Stakeholder Management

• Lead and mentor in-house project teams, engineers, and project managers.
• Coordinate closely with sales, marketing, procurement, and finance teams for alignment and smooth execution.
• Manage client-related customizations or expectations during the build phase (especially in bespoke luxury offerings).

6. Progress Reporting & Governance

• Present timely and detailed reports to top management on project progress, risks, budgets, and timelines.
• Implement robust project governance through tools like MS Project, Primavera, and internal dashboards.

Qualifications & Experience:

• Education:

  B.E./B.Tech in Civil Engineering (mandatory); M.Tech or MBA preferred.

• Experience:

  15–20+ years in real estate/construction, with at least 5 years in luxury high-rise residential projects.
• Strong knowledge of construction technologies like MIVAN, post-tensioning, and premium finishes.
• Proven success in delivering G+20 and above structures.
• Excellent vendor negotiation, leadership, and cross-functional coordination skills.
• Exposure to sustainability, smart-home integration, and green certification (IGBC, LEED) is a plus.
