Role Summary:

KG Foundations Pvt. Ltd., a reputed real estate company with 45 years of excellence, is seeking an experienced and dynamic Vice President – Projects. We are seeking a dynamic and seasoned Vice President – Projects to lead and manage our project lifecycle from concept to completion.

The ideal candidate should possess extensive cross-functional expertise across Design Coordination, Planning, Execution, Procurement, Contracts, Quality Assurance, Consultant Management, and Regulatory Compliance. This role will ensure timely, cost-effective, and high-quality delivery of projects while strictly adhering to all statutory approvals and safety norms.

Key Responsibilities:

Design & Consultant Coordination

• - Lead coordination between internal teams and external consultants (architectural, structural, MEP, safety).
• - Ensure all designs are value-engineered, compliant with project specs, and optimized for cost and buildability.
• - Review and approve design changes and drawings in alignment with the project’s objectives.

Project Planning & Execution

• - Develop master project schedules with detailed micro-plans for each phase.
• - Ensure execution in line with approved timelines, budgets, and quality standards.
• - Identify and mitigate risks and bottlenecks during execution.

Contracts & Procurement

• - Supervise tendering, negotiation, and finalization of contracts with vendors, contractors, and consultants.
• - Work closely with procurement to ensure material availability without delay and within budget.
• - Ensure transparent and compliant procurement processes.

Quality, Safety & Compliance

• - Ensure all work meets prescribed quality standards, IS codes, and regulatory norms.
• - Drive compliance with safety regulations and implement proactive safety measures at all sites.
• - Conduct periodic audits and enforce corrective measures where necessary.

Regulatory Approvals & Liaisoning

• - Ensure all statutory approvals (CMDA, DTCP, RERA, Fire, Environmental, etc.) are obtained and complied with.
• - Liaise with legal, government, and local authorities for necessary permits and clearances.

Team Leadership & Cross-functional Coordination

• - Lead and mentor a multidisciplinary project team including engineers, planners, QS, and site managers.
• - Foster collaboration between design, execution, planning, and sales/marketing functions.
• - Represent project progress to top management with periodic MIS and reviews.

Key Skills & Competencies:

• - Proven leadership in managing multi-crore residential/commercial projects end-to-end.
• - Strong knowledge in civil, MEP, structural coordination, and safety practices.
• - Ability to handle multiple projects across locations.
• - Excellent communication, vendor negotiation, and conflict-resolution skills.
• - Strong analytical and problem-solving abilities.
• - Deep understanding of regulatory frameworks and approval processes.
