Business Development – Land Sourcing & Approvals

Key Responsibilities:

• Identify and source suitable land parcels for residential, commercial, industrial, or infrastructure projects.

• Conduct market research, site feasibility, and location analysis to support business expansion.

• Lead negotiations with landowners, brokers, and aggregators to finalize land deals.

• Manage due diligence processes including title verification, encumbrance checks, and land records.

• Coordinate with legal teams to ensure timely completion of all documentation.

• Liaise with government authorities and consultants for obtaining necessary legal/statutory approvals including: Change of Land Use (CLU), Zoning & Layout Sanctions, Environmental Clearances, Building Plan Approvals, RERA Registration.

• Maintain relationships with government bodies, local authorities, and regulatory agencies.

• Monitor and manage the land acquisition pipeline in alignment with project timelines and business goals.

• Maintain detailed MIS/reports for ongoing and potential land opportunities.

Key Skills & Experience:

• Proven track record in land sourcing, acquisition, and legal clearances.

• Strong understanding of land laws, RERA, zoning, and government processes.

• Excellent negotiation and relationship-building skills.

• Experience in handling large-scale land transactions and high-value deals.

• Ability to lead and coordinate cross-functional teams.

• Strong knowledge of local real estate markets, especially in North India

Preferred Background:

• Experience in real estate, infrastructure, logistics, industrial parks, or retail expansion.

• Exposure to greenfield projects and end-to-end land acquisition lifecycle.
