Position Title: Senior Manager – Real Estate Department: Real Estate Company: Emphoria Works Pvt. Ltd. Location: Head Office, Bhubaneswar (with regular site and authority interface across Odisha) Reporting To: Director – Projects / Promoter’s Office Functional Interactions: Sales, Finance, Legal, Design, CRM, Government Liaisons, External Consultants, Contractors Role Purpose: To act as the execution anchor for Emphoria’s real estate projects — ensuring flawless delivery from concept to customer handover by directly managing site progress, securing time-bound statutory approvals, achieving OC/CC without delay, coordinating across all teams, and ensuring zero gaps in compliance, reporting, or ground-level operations. This is not a supervisory or strategic role — it is a fully hands-on delivery function. The selected candidate will be on the move, resolving bottlenecks, coordinating authority submissions, verifying construction progress, and ensuring that every aspect — from fire NOC to final cleaning before handover — is executed without compromise. Core Responsibilities 1. Project Delivery Execution: End-to-end responsibility for execution monitoring, progress tracking, and site readiness. Daily coordination with site engineers, PMC (if appointed), civil contractor teams, MEP vendors, and finishing agencies to ensure physical progress aligns with the baseline schedule. Conduct detailed reviews of daily progress vs. target, including manpower deployment, equipment status, material availability, and weather disruptions. Oversee completion of major milestones (foundation, slab casting, brickwork, plastering, waterproofing, services installation, finishing, and testing) as per predefined sequencing. Resolve execution bottlenecks with on-site contractors without escalation delays. Maintain real-time progress logs (digital + physical) and photo documentation. 2. OC/CC & Statutory Approval Management: Independently handle all statutory approvals including: BDA/BMC sanction & plan amendments Fire Safety (CFO NOC + Completion Inspection) Airport Authority (Height Clearance) Odisha State Pollution Control Board (Consent to Establish & Operate) Lift License, Water/Sewerage Connection, Electrical Safety Approvals Environmental Clearance & STP/Drainage approval Coordinate closely with internal legal team and external liaison officers for all file preparations, resubmissions, clarifications, objections, and inspection appointments. Track status of each approval in a structured dashboard with SLAs, dependencies, responsible parties, and renewal/reminder timelines. Ensure Occupancy Certificate (OC) is obtained within committed time post-physical completion. Manage final joint inspections with authorities, documentation handover, and final fee settlements. 3. Design, Drawing & Consultant Interface: Coordinate daily with architectural, structural, MEP, landscape, signage, and interiors consultants to: Release GFC drawings in sync with construction sequencing. Manage all technical queries from site and resolve with relevant consultants. Track drawing issuance, re-issuance, and revision logs with proper version control. Ensure implementation of all issued drawings without deviation. Approve and record field changes that are minor and non-structural with updated documentation. 4. Internal Coordination & Sales Readiness: Work closely with sales, CRM, and marketing to ensure project deliverables match commitments made to customers and RERA. Ensure that all collaterals (plans, elevations, area statements, amenities) are RERA-compliant and aligned with actual execution. Supervise readiness of show flats, sample floors, marketing signage, hoardings, and site branding. Ensure pre-possession activities (cleaning, common area lighting, signage installation, painting touch-ups, safety) are completed as per sales timelines. Support CRM in managing walkthroughs, pre-delivery inspections, and possession logistics. 5. Vendor & Contractor Performance Management: Verify all on-site progress linked to RA bills, measurement books, and work completion logs. Certify work completion only after physical inspection. Track vendor performance (quality, manpower deployment, material adherence, complaint response) and maintain a structured evaluation log. Raise red flags for underperforming vendors or cost/time escalations in advance. Coordinate with procurement for ensuring timely delivery of material and work fronts. 6. Cashflow & Project Finance Support: Liaise with the finance team to align physical progress with cash outflows. Input projected milestone-wise billing based on actual workability. Assist in preparing fund requirement forecasts based on site consumption and upcoming activity. Alert management of unplanned expenditure, scope creep, or delays that could affect cost/revenue alignment. Ensure milestone-linked documentation (certified progress photos, site logs, consultant validations) are maintained in audit-ready format. 7. Customer Handover & Quality Closure: Coordinate final snag identification, closure, and re-verification in flats and common areas. Ensure all documents required for handover — OC, fire clearance, lift certificate, maintenance instruction sheets, user manuals — are physically available and digitized. Supervise site maintenance staff during final possession phase to ensure smooth transition. Record and resolve customer post-handover complaints within pre-approved timelines. Maintain possession logs with CRM and legal team for all executed handovers. Documentation & Digital Systems: Maintain daily site diaries with weather, manpower, task status, and photo logs. Authority-wise approval files (indexed, chronologically filed, and backed up online). Gantt chart with milestone overlays and deviation logs. Site registers: drawing issuance, inspection requests, non-compliance reports (NCRs), and quality checklists. Upload all site progress photos to centralized cloud storage with time/date stamps. Track all RERA submissions, yplan uploads, and statutory compliance updates. Final Note: This is a mission-critical execution role for someone who thrives on delivery, discipline, and documentation. Strategic decisions will be made by senior management — your job is to ensure flawless operational implementation.
