Senior Manager – Project Execution (Real Estate)

Role Summary:

hands-on execution leader

Key Responsibilities:

Project Execution & Site Monitoring

  • Daily coordination with contractors, site teams, and vendors to ensure timely progress.
  • Track milestones (civil, MEP, finishing) and resolve on-site bottlenecks.
  • Maintain digital + physical site progress logs with real-time updates.

Statutory Approvals & OC/CC

  • Independently manage approvals from BDA/BMC, Fire Dept., AAI, OSPCB, Lift Inspector, etc.
  • Coordinate with legal/liaison teams for submissions, inspections, and clearances.
  • Ensure

    Occupancy Certificate (OC)

    is secured within committed timelines.

Design, Drawing & Consultant Interface

  • Coordinate GFC issuance, revisions, and consultant responses to site queries.
  • Ensure execution as per approved drawings and version control protocols.

Cross-functional Coordination

  • Align project delivery with sales, CRM, and marketing commitments (RERA-compliant).
  • Oversee readiness of show flats, branding, signage, and handover support activities.

Vendor & Billing Oversight

  • Validate RA bills, work measurement, and completion certifications.
  • Monitor vendor performance and flag quality/time issues proactively.

Cashflow Support

  • Support finance with milestone-based billing, forecasting, and audit-ready documentation.

Customer Handover & Quality Closure

  • Ensure snag rectification, OC availability, and possession documentation readiness.
  • Coordinate post-handover complaint resolution with site and CRM teams.

Qualifications & Experience:

  • B.E./B.Tech (Civil)

    or related field. MBA is a plus.
  • 10–15 years

    in real estate project execution, preferably with reputed developers or PMC.
  • Proven track record in

    handling full-cycle delivery

    , statutory clearances, and OC/CC.
  • Strong understanding of

    Odisha local authorities

    and approval processes.
