Project monitoring & Control, Process development, Construction Claims/Contract management, process audit, estimation and design drawing co-ordination for Residential, Commercial & high rise projects.
• Scheduling, costing, budgeting, tracking & monitoring on Microsoft planning (MSP) /primavera and executing construction projects with a flair for adopting modern construction methodologies in compliance with budget & quality standards for fit-out & base build.
• Construction Claims/Contract management.
• ISO 9001: 2008 & 9001:2015 certified: - Auditing of project, preparation of audit report and audit closure.
• Job cost report, monthly/ quarterly cash flow and rate analysis.
• Educate, define and communicate the Project plan prioritization using best practices such as 'Critical Path Analysis', identify conflicts, advise on corrective actions, collaborate with work package teams to resolve conflicts where necessary.
• Preparation of Project Dashboard with various reports (Earned Value, Resource allocations, Key Milestones, etc.) on monthly & weekly basis.
• Excellent relationship management, analytic and negotiation skills with deftness in swiftly ramping up projects in coordination with clients, architects & consultants.
• Preparation of L7 master schedule and setting contractual time line for different packages at tendering stage.
• Tracking, monitoring and controlling of master schedule and projection for procurement of different packages. Establishment of critical path and project monitoring on the basis of critical path method for fit-out & base build.
• Establishment of baseline Schedule as per contract (L7 and above) for contractor’s on-board and review of contractor’s tracked schedule, Weekly/Monthly Progress Reports & Preparation of MIS reports.
• Establishment of M4PE (Master Project Planning Procedures and Performance Evaluation) system for weighted performance for the project and S-curve based on weighted plan vs actual progress.
• Handling contractual claims based on contractual base line vs. tracked/Actuals and delay analysis.
• Auditing of internal projects and part of CPO (Central Project Organisation) getting ISO 9001:2015 certified.
• Anchoring internal meetings & weekly/monthly review meetings with contractors.
• Formulate goals, procedures, work schedules, milestone, critical work list and providing front for dependent activity for different package manager by introducing ticketing system.
• Preparation and monitoring of Project Budget, Cash flow, Logistic planning, Statutory tracking, Risk register etc.
• Providing technical support on issues pertaining to drawing and site execution.
