Role Overview
The General Manager – Sales will lead the complete sales function for luxury and branded residential developments in Siddharth Vihar. The role demands strong leadership, deep market understanding, and the ability to drive revenue through direct sales, channel partners, and strategic alliances. The GM will be responsible for building and managing high-performing teams, achieving sales targets, and positioning the project as a premium address in the NCR market.

Key Responsibilities
Sales Strategy & Planning
• Develop and execute the overall sales strategy for luxury and branded residences.
• Prepare annual, quarterly, and monthly sales plans aligned with revenue and absorption targets.
• Analyze market trends, competitor projects, pricing, and buyer preferences in NCR.
• Define pricing strategy, inventory phasing, and promotional schemes in coordination with senior management.
Revenue & Target Achievement
• Own end-to-end sales performance and ensure achievement of topline targets.
• Drive walk-in conversions, site visit closures, and booking efficiency.
• Monitor sales funnel metrics and take corrective actions when required.
• Ensure timely collections in coordination with CRM and finance teams.
Channel Partner Management
• Appoint, onboard, and manage channel partners and IPCs across NCR and key feeder markets.
• Build strong relationships with top-performing brokers specializing in luxury housing.
• Design incentive structures, CP schemes, and performance reviews.
• Conduct regular CP meets, site visits, and training sessions.
Team Leadership & Development
• Build, train, and lead a high-caliber in-house sales team.
• Set clear KRAs, sales targets, and accountability frameworks.
• Conduct daily reviews, pipeline meetings, and performance assessments.
• Mentor senior sales managers and groom future leaders.
Customer Experience & Closures
• Handle high-value client negotiations and complex deal closures.
• Ensure a premium buying experience aligned with luxury brand positioning.
• Address escalations, pricing approvals, and customized offerings.
• Coordinate with legal and CRM teams for documentation and handover processes.
Marketing Coordination
• Work closely with marketing teams on lead generation strategies, campaign planning, and brand positioning.
• Provide inputs for digital, print, outdoor, and experiential marketing initiatives.
• Review lead quality, cost per lead, and conversion ratios.
• Support launch events, broker meets, and luxury showcase events.
Compliance & Reporting
• Ensure all sales processes comply with RERA and company policies.
• Maintain accurate MIS, sales dashboards, and forecasts for management review.
• Track inventory, cancellations, and aging stock.
