Job Summary:

We are seeking a Financial Analyst with 3–5 years of proven experience exclusively in the Real Estate industry. The role combines Acquisitions and Asset Management responsibilities, focusing on evaluating real estate investments, managing underwriting and due diligence, and overseeing asset performance. The analyst will handle commercial real estate (CRE) financial modeling, investment analysis, and portfolio monitoring to drive value creation and optimize returns.

Key Responsibilities:

Acquisitions

• Evaluate real estate investment opportunities through in-depth financial underwriting and risk assessment.

• Conduct market research, comps analysis, and tax underwriting to support investment decisions. • Build and maintain financial models (DCF, IRR, NPV, Cap Rates) and prepare investment memorandums.

• Support due diligence, deal structuring, and execution, coordinating with legal, tax, and financing teams.

• Assist in financing and capital structuring (equity, debt, refinancing).

• Manage closing process including settlement statements, lender diligence, and third-party reports.

Asset Management

• Monitor portfolio assets to ensure business plan execution.

• Track operating budgets, cash flow projections, and variance analysis.

• Conduct leasing analysis, tenant rollover schedules, NOI performance reviews, and rent comps.

• Prepare monthly investor/lender reports and quarterly investor updates.

• Support refinancing, restructuring, and asset disposition strategies.

• Provide insights on market trends, occupancy rates, and asset-level KPIs for decision-making.

Skills & Qualifications

• Mandatory: 3–5 years of experience in Real Estate / Commercial Real Estate (CRE) investment, private equity, or asset management.

• Strong expertise in financial modeling, underwriting, and investment analysis (DCF, IRR, Cap Rates, Sensitivity Analysis).

• Deep knowledge of CRE market research, tenant analysis, leasing metrics, and NOI drivers.

• Proficiency in Excel, Argus (preferred), and investment presentation tools.

• Strong analytical, communication, and negotiation skills.

• Ability to manage multiple projects with tight deadlines.

Preferred Qualifications

• Bachelor’s or Master’s degree in Finance, Real Estate, Business, or related field.

• Prior experience in CRE acquisitions, asset management, or investment analysis.
