Job Summary
The Project Finance / Business Finance Analyst will be responsible for financial planning, project-level financial control, feasibility analysis, fund utilization tracking, and management reporting for real estate and hospitality projects. The role will support senior leadership in decision-making through data-driven financial insights and performance monitoring.
Key Responsibilities
1. Project Financial Planning & Control
Prepare detailed project budgets, cash flow forecasts, and financial models for new and ongoing projects.
Track project costs vs. budgets and highlight variances.
Monitor project-wise profitability and ROI.
2. Financial Modelling & Feasibility Studies
Build financial models for land acquisition, development, construction, and operational phases.
Perform IRR, NPV, breakeven, and sensitivity analysis.
Support feasibility reports for upcoming real estate, villa, resort, and wellness projects.
3. Fund Utilization & Monitoring
Track fund inflows and outflows for project-specific funding.
Ensure funds are used only for approved purposes.
Assist in lender reporting and compliance with financial covenants.
4. Business Performance Analysis
Prepare monthly MIS reports, dashboards, and variance analysis.
Provide insights on cost optimization, productivity, and financial risks.
Monitor sales collections vs. projections for real estate and hospitality assets.
5. Stakeholder Coordination
Work closely with Project, Sales, Procurement, and Legal teams to align financial plans with execution.
Support negotiations with banks, investors, and financial institutions by preparing data packs.
6. Internal Controls & Process Improvements
Strengthen financial governance at the project level.
Implement SOPs for budgeting, approvals, and reporting.
Assist internal and external audits.
Key Skills & Competencies
Strong expertise in project finance, real estate finance, and cost control.
Advanced Excel and financial modeling skills.
Knowledge of project costing, construction milestones, and billing structures.
Working knowledge of ERP systems (Tally, SAP, Oracle, or similar).
Excellent analytical, presentation, and communication skills.
Qualifications
Chartered Accountant (CA) / MBA (Finance) / CFA / ICWA preferred.
3–8 years of experience in project finance, preferably in real estate, infrastructure, hospitality, or construction sectors.
