Job Description

Shiv Realty is seeking a smart, polished, and experienced Sales Director to lead luxury real estate firm in Goa. This is a senior-level, client-facing role ideal for someone who understands Goa’s real estate market, has strong closing abilities, and brings proven experience working with high-end developers or A brokerages firm.

Key Responsibilities

  • Lead high-value property sales in Goa’s Luxury residential and investment market
  • Plan and execute the entire sales cycle for exclusive mandates
  • Work on mandated inventory, handling pricing, positioning, and go-to-market strategy
  • Manage and guide a team of experienced sales executives toward target achievement
  • Engage directly with HNI/UHNI clients, investors, and corporate buyers
  • Conduct property presentations, client meetings, and site visits
  • Handle full sales cycle — from lead qualification to negotiation and closing
  • Build and maintain strong long-term client relationships for repeat and referral business
  • Collaborate with marketing and CRM teams to manage lead flow and campaigns
  • Stay informed on local real estate trends, pricing strategies, and competitor offerings
  • Represent Shiv Realty at real estate expos, open houses, and networking events

Key Skills and Qualifications

  • Minimum 2–3 years of experience in Goa real estate sales (mandatory)
  • Strong experience working on mandate sales and handling exclusive inventory
  • Proven ability to plan the sales strategy and cycle for mandates
  • Prior experience working with top developers or luxury firms.
  • Proven success in client handling, sales negotiations, and high-value closings
  • Strong leadership and team management capabilities
  • Excellent communication, interpersonal, and presentation skills
  • Well-groomed, confident, and professional demeanor
  • Proficiency with CRM tools and online real estate platforms (e.g., 99acres, MagicBricks)
  • Must own a personal vehicle and have a valid driver’s license
  • Fluent in English; knowledge of Konkani or Hindi is a plus
  • Graduate in Business, Real Estate, Marketing, or related field preferred
