Job Description: Property Acquisition Manager

Role Overview


The Property Acquisition Manager will be responsible for leading, strategizing, and executing the end-to-end store acquisition process across defined geographies. The role demands a deep understanding of real estate dynamics, strong broker networking, team leadership, and an ability to drive business expansion at scale within defined cost, quality, and timeline parameters.


Key Responsibilities


1. Strategic Planning

- Develop short-term and long-term location-wise acquisition strategies aligned with overall business expansion goals.

- Map target geographies based on market potential, demographics, and business feasibility.

- Create an actionable pipeline of properties that aligns with glidepath requirements for new store openings.


2. Broker & Partner Engagement

- Build, nurture, and continuously engage with broker networks, channel partners, and property consultants to ensure a strong funnel of opportunities.

- Drive innovative engagement models to keep brokers motivated and aligned with company targets (R&R programs, exclusive tie-ups, loyalty-based engagement).

- Identify creative solutions to navigate bottlenecks in high-demand areas, ensuring continuity of store opening momentum.


3. Team Leadership & Development

- Hire, mentor, and lead a high-performing Business Development (BD) team.

- Conduct structured training programs on location scouting, negotiation, compliance, and closure process.

- Define clear KPIs and productivity benchmarks for the team.

-Create a performance-driven culture with accountability and recognition mechanisms.


4. Monitoring & Productivity Management

- Establish robust tracking systems (CRM, dashboards, route mapping tools) to monitor team performance.

- Track route-wise, person-wise productivity to ensure efficient utilization of time and resources.

- Conduct periodic performance reviews, gap analysis, and corrective action planning.


5. Financial & Rental Budgeting

- Conduct in-depth market research to analyze rental trends across existing and new geographies.

- Develop scalable frameworks to benchmark and validate rental budgets before finalizing locations.

- Ensure alignment of rentals with business P&L targets and glidepath budgets.


6. End-to-End Agreement Closure

- Drive the closure of lease agreements within committed TAT, budget, and quality parameters.

- Ensure agreements comply with all physical, legal, and commercial due diligence requirements.

- Work closely with legal and finance teams to safeguard business interests in every closure.


Deliver defined outcomes:

- Number of agreements signed as per glidepath.

- Adherence to budget and glidepath.

- Fulfillment of all quality criteria (physical/legal/commercial).


Experience & Qualification

- 10–15 years of proven experience in real estate/property acquisition, retail expansion, or related domain.

- Strong track record of having holistically led acquisition strategies for large-scale retail/consumer businesses in recent years.

- Demonstrated ability to scale operations across multiple geographies while balancing cost, speed, and compliance.

- Excellent stakeholder management, negotiation, and people leadership skills.
