Job Overview

The Sr. General Manager - Legal will be responsible for all legal matters for the Residential business vertical. The role encompasses compliance of laws, risk management, contract negotiations, documentation and litigation . The incumbent will work closely with the executive leadership team to ensure seamless execution of real estate transactions while mitigating legal risks and ensuring statutory compliances.


Key Responsibilities:

1. Legal Strategy & Regulatory Compliance

  • Develop and implement legal frameworks, risk mitigation strategies, and compliance policies aligned with the company's business objectives.
  • Ensure full compliance with RERA, and local real estate regulations.
  • Conduct legal risk assessments, audits, and governance reviews across Residential vertical.


2. Real Estate Transactions & Due Diligence

  • Oversee legal due diligence for land acquisitions, and property investments for residential properties.
  • Ensure clear land titles.
  • Provide legal support for township projects, mixed-use developments, Special Economic Zones (SEZs).
  • Structure and negotiate land purchase agreements, joint development agreements (JDA), and leasehold transactions.


3. Litigation & Dispute Resolution

  • Lead & address the litigations arising out of disputes related to property, contracts, and tenant agreements.
  • Represent the company in civil, commercial, arbitration, and other proceedings, including NCLT, consumer forums, RERA, Appellate tribunals, HC, and Supreme Court.
  • Collaborate with senior counsel, external law firms, and regulatory authorities to resolve high-value disputes efficiently.


4. Contract Management & Legal Documentation

  • Draft, review, and negotiate complex real estate agreements across Residential sector including:
  • Joint Development Agreements (JDA) & Joint Venture Agreements (JVA)
  • Sale Deeds, Conveyance Deeds, and Lease Agreements
  • Construction, Vendor & Contractor Agreements
  • Memorandums of Understanding (MoU) & Licensing Agreements
  • Mortgage Deeds, Loan Documentation, and Escrow Agreements
  • Marketing, Brokerage & Franchise Agreements
  • Facilities Management & Service Level Agreements (SLA)
  • End customer documentation
  • It related documents
  • Trade Marks
  • Establish contract review mechanisms to protect business interests and minimize risks.


5. Risk Management

  • Develop legal risk mitigation frameworks to protect the company's assets and brand reputation.
  • Advise the Board of Directors and Executive Leadership on legal risks, and regulatory matters.


6. Stakeholder & External Counsel Management

  • Support the

    Business Development team

    in structuring joint ventures, investor agreements, and large-scale real estate deals. Collaborate with the

    Liaison

    team to obtain necessary government approvals and regulatory clearances. Partner with the

    Design and Project teams

    to ensure project execution aligns with legal and regulatory guidelines. Coordinate with CRM and Estate and Connect team, for completion of sale and handing over.
  • Engage with government bodies, regulatory agencies, and industry associations to advocate for favorable policies.
  • Manage external legal engagements with senior advocates, law firms, and arbitration panels.
  • Act as the legal representative in corporate negotiations, regulatory discussions, and industry forums.


7. Team Management & Development

  • Lead, mentor, and develop a high-performing legal team to support the company’s growth and compliance requirements.
  • Define KPIs, performance evaluation metrics, and training programs for legal team members.
  • Promote a culture of continuous learning, legal excellence, and proactive risk management.
  • Ensure knowledge-sharing within the team regarding new legal updates, real estate regulations, and corporate governance.


Qualifications & Experience:

Education:

LLB (Bachelor of Law) or LLM (Master of Law) with Corporate experience in Real Estate is preferred.


Experience:

  • 20+ years of legal experience, with at least 5+ years in a leadership role.
  • Proven expertise in real estate law, land acquisition, litigation, and regulatory compliance.
  • Strong experience handling Residential projects.


Skills & Competencies:

  • Deep expertise in real estate laws, contract law and dispute resolution.
  • Exceptional negotiation, leadership, and stakeholder management skills.
  • Strong collaborative mindset with the ability to work effectively with Top Management, Business Development, Liaison, and Design teams.
  • Ability to handle complex legal cases, government liaisons, and high-value transactions.
  • Strong analytical mindset, problem-solving ability, and strategic thinking.
  • Ability to mentor and develop a strong legal team while fostering a culture of legal excellence.
