🎯 Role Purpose

To lead the strategic and operational execution of multiple residential construction projects across districts, ensuring high standards of quality, cost control, timely delivery, and client satisfaction. The Senior Project Manager will oversee Project Managers/Leads, establish project systems, monitor overall P&L, and ensure seamless integration of design, procurement, execution, and client communication. You will be responsible for translating the company’s vision into measurable project outcomes and scalable operational processes.

This role demands a seasoned, system-driven leader capable of handling 50–100+ projects, mentoring mid-level managers, and driving organizational excellence across all phases of project delivery.

🛠️ Core Responsibilities

1️⃣ Strategic Project Planning & Portfolio Oversight

Approve project schedules across multiple districts prepared by Project Managers.

Ensure alignment between design, procurement, and execution timelines.

Validate manpower planning, subcontractor allocation, and resource deployment at scale.

Drive milestone planning and portfolio-level risk mitigation.

2️⃣ Execution & Performance Management

Monitor execution via Project Managers using RDash, DPRs, and dashboards.

Conduct periodic portfolio reviews, audits, and site visits (physical or virtual).

Identify gaps in project delivery, implement corrective action, and ensure milestone adherence.

3️⃣ Design & Change Management

Ensure seamless design delivery and timely approvals via ClickUp.

Manage scope changes, client-approved variations, and avoid project delays.

Oversee token-to-GFC and GFC-to-execution tracking across projects.

4️⃣ Financial Management & Cost Control

Track portfolio-level P&L and cash flows; ensure cost discipline across all projects.

Approve major vendor payments, variation estimates, and procurement milestones.

Implement strategies for timely client payments and minimize financial bottlenecks.

5️⃣ Procurement & Vendor Governance

Approve vendor selection and contracts in coordination with QS/Procurement.

Monitor vendor performance, milestone compliance, and billing reconciliation.

Resolve escalations with vendors at portfolio level.

6️⃣ Client Relationship & Escalation Management

Own portfolio-level client satisfaction and resolution of escalations within 48 hours.

Attend critical milestone meetings with key clients to ensure delivery confidence.

Support Project Managers in handling complex client or site issues.

7️⃣ Team Leadership & Reporting

Mentor and coach Project Managers, QS Post-Contracts, and Senior Site Engineers.

Drive discipline in ERP, ClickUp, and RDash usage across the portfolio.

Report weekly/bi-weekly to CEO/MD on portfolio health, cost vs plan, and strategic risks.

✅ Ideal Candidate Profile

Experience: 12–20 years in residential construction project management, preferably turnkey or design-build projects; experience managing multi-city/district portfolios.

Education: B.E./B.Tech – Civil (MBA in Project Management / Construction Management is a strong plus).

Software/Tech: Proficient with ClickUp, ERP tools, RDash, MS Project, or similar platforms.

Skills: Strategic planning, leadership, stakeholder management, negotiation, analytical thinking, and team mentoring.

Language: Fluent in Tamil and English.
