Job Description

1. Role Overview

The Marketing Manager will be responsible for planning, executing, and monitoring all marketing, branding, and lead-generation activities for Tiruvantpuram City. This includes digital marketing, offline campaigns, site branding, broker network activation, events, and driving qualified leads to the sales team. The role demands strategic thinking, creativity, and strong coordination capabilities.

2. Key ResponsibilitiesA. Marketing Strategy & Planning

  • Develop annual and quarterly marketing plans for the township.
  • Identify target audience, customer segments, and buyer personas.
  • Prepare budgets, allocate resources, and track ROI for all campaigns.
  • Conduct competitor research and market analysis (pricing, offers, positioning).

B. Lead Generation & Sales Support

  • Drive consistent, high-quality leads through digital and offline campaigns.
  • Coordinate with the sales team to understand lead quality and optimize funnel performance.
  • Build and manage relationships with channel partners, brokers, and referral agents.
  • Support Phase launches, festive offers, and inventory push campaigns.

C. Digital Marketing

  • Manage social media, Google Ads, Meta Ads, lead forms, and website updates.
  • Oversee content creation: creatives, videos, banners, reels, and newsletters.
  • Track and analyze digital marketing KPIs: CPL, CTR, conversion rate, reach, engagement.
  • Ensure prompt follow-up of digital leads by the sales team with CRM coordination.

D. Branding & Positioning

  • Maintain consistent brand identity for Tiruvantpuram City across all platforms.
  • Oversee hoardings, banners, standees, brochures, flyers, and site branding collaterals.
  • Design creative concepts for new phase launches, project milestones, and festive campaigns.
  • Build a strong brand recall in the Patna & Danapur real estate market.

E. Events & On-Ground Activation

  • Plan and execute events such as:
  • Launch events
  • Channel partner meetups
  • Customer engagement events
  • On-site promotional activities
  • Collaborate with agencies for event execution, photography, videography, and PR.

F. Marketing Analytics & Reporting

  • Maintain dashboards for campaign performance and marketing KPIs.
  • Prepare weekly and monthly MIS reports for management review.
  • Track marketing spend vs. lead performance to ensure cost efficiency.
  • Recommend strategies based on data-driven insights.

G. Coordination & Compliance

  • Work closely with sales, CRM, engineering, and accounts for marketing alignment.
  • Ensure marketing materials do not violate RERA guidelines.
  • Maintain vendor relationships and handle negotiations for cost-effective execution.

3. Required Skills & Competencies

  • Strong understanding of real estate marketing.
  • Expertise in digital marketing tools and analytics platforms.
  • Excellent communication, creative thinking, and leadership skills.
  • Knowledge of branding, customer psychology, and local market trends.
  • Ability to multitask and manage multiple campaigns simultaneously.
  • High ownership, integrity, and deadline discipline.

4. Qualifications & Experience

  • Bachelor’s degree (MBA in Marketing preferred).
  • 3–10 years of experience in real estate marketing (residential projects preferred).
  • Hands-on experience with digital marketing, branding, and ATL/BTL activities.
  • Experience in township or large residential projects is an added advantage.

5. Reporting Structure

  • Reports to: Director / Sales & Marketing Head
  • Works closely with: Sales Team, CRM Team, Digital Agency, Creative Team, Channel Partners

  • Lead volume & lead quality
  • Cost per lead (CPL) & cost per booking
  • Digital campaign performance

  • No misrepresentation of project details or false commitments.
  • Adherence to RERA-compliant marketing communication.

  • Maintain professionalism while representing the company in public and online.

Job Type: Full-time

Pay: ₹18,000.00 - ₹25,000.00 per month
