Our team of over 350 Enfiniters comprises seasoned finance professionals, as well as experienced project developers and operators with extensive industry experience across all stages of the project life cycle. · Identify suitable land parcels based on technical requirements (solar irradiation, wind speed, topography).
· Conducting Site visit and evaluate land for accessibility, substation/grid proximity, soil condition, topography, terrain, and environmental impact.
· Coordinate with internal technical teams for land mapping and assessment.
· Analyze state-specific land policies (industrial, agricultural, barren land use etc.) to determine feasibility.
· Identify and engage land aggregators for land acquisition.
· Carry out land surveys, develop Google Earth files, support AutoCAD layouts and map restricted zones (forest areas, Sanctuaries, MOD/AAI zones, bird paths, rivers, etc.).
· Develop and execute land acquisition strategies (freehold purchase, lease, easement, right-of-way, etc.) aligned with project timelines.
· Prepare land acquisition plans, budgeting, and timelines in coordination with the project team.
· Negotiate with landowners, local aggregators, and village panchayats for mutually beneficial agreements.
· Coordinate with Land Aggregator and secure long-term land rights for the project's lifecycle (30+ years), ensuring zero encumbrance.
· Use revenue government record portal and GIS mapping tools for land record verification and site feasibility.
· Arrange to collect Land Title Documents. Support in Land Legal due diligence process.
· Liaise with internal/external legal teams for title verification, encumbrance checks, mutation, and registration.
· Review and ensure all documents (Sale Deeds, Lease Agreements, Easement Right Agreements, ATL, GPA, MoUs, etc.) are legally valid and compliant.
· Maintain a robust documentation repository - land records, maps, agreements, ownership proofs, etc.
· Support legal in managing disputes, litigation risks, or claims related to land ownership or use.
· Interact with local government authorities (Revenue Department, Land Records, Sub-Registrar, Forest, other relevant Departments).
· Obtain required permits and clearances - land conversion (NA/Agricultural to Industrial), FMB sketch, ROR, NOCs.
· Build trust-based relationships with community leaders, Gram Panchayats, local NGOs, and aggregators.
· Organize community meetings to address concerns, educate on project benefits, and ensure social license to operate.
· Resolve any land-related grievances with local stakeholders in a timely and respectful manner.
· Collaborate with Engineering, Construction, Legal, ESG, and Finance teams for smooth project development.
· Ensure land-related deliverables align with overall project development milestones and grid timelines.
· Support EPC contractors with site access, boundary marking, fencing, and land handover procedures.
· Maintain dashboards and trackers for land acquisition progress, risks, and mitigation measures.
· Ensure adherence to internal audit requirements and external compliance standards (including ESG norms).
· Prepare reports and presentations for management, showcasing land acquisition status and challenges.
· Graduate/Postgraduate in Law, Real Estate, Rural Management, Business Administration, or related fields.
· LLB or MBA preferred; certifications in land laws or real estate are an advantage.
· 7-15 years of experience in land acquisition for infrastructure/renewable energy projects.
· Proven track record in acquiring large tracts of land in Rajasthan.
· Strong familiarity with land Act and policies of Rajasthan.
· Deep understanding of Indian land laws, state-specific land acquisition norms, and real estate procedures.
· Strong contract negotiation and drafting skills.
· Experience using land information systems, GIS, and cadastral mapping tools.
· Working knowledge of forest, revenue, and environmental clearance processes.
· Excellent negotiation, communication, and stakeholder management skills.
· High integrity and ability to operate in culturally diverse rural environments.
· Problem-solving mindset with a focus on proactive risk mitigation.
· Willingness to travel extensively and work in remote project locations.
