Job Title: Head of Maintenance


Position Summary

The Head of Maintenance will lead the technical maintenance operations across the 120-acre campus, ensuring the upkeep, repair, and optimal functionality of all buildings, infrastructure, equipment, and systems. Reporting directly to the Facilities Manager, this role focuses on preventive and corrective maintenance, team supervision, and vendor coordination to support seamless campus operations.​


Key Responsibilities

  • Develop and implement preventive maintenance schedules for electrical, plumbing, HVAC, civil structures, lifts, fire safety systems, generators, and other campus infrastructure.
  • Lead a team of technicians, electricians, plumbers, and maintenance staff; assign tasks, monitor performance, and ensure adherence to safety protocols.
  • Respond to and coordinate breakdown repairs and emergency maintenance requests across academic buildings, classrooms, hostels, labs, and grounds to minimize disruptions.
  • Manage spare parts inventory, tools, equipment, and procurement needs for maintenance activities.
  • Liaise with external contractors and vendors for specialized repairs, annual maintenance contracts (AMCs), and major projects; evaluate bids and ensure quality/compliance.
  • Conduct regular inspections of campus assets, identify risks, and recommend upgrades or replacements for aging infrastructure.
  • Ensure compliance with safety standards, statutory regulations (e.g., electrical inspections, fire NOC), and institutional policies.
  • Maintain detailed records of maintenance logs, work orders, asset histories, and downtime reports using digital tools or CMMS.
  • Train maintenance staff on best practices, safety procedures, and new equipment handling.
  • Collaborate with the Facilities Manager on budgeting, planning, and reporting for maintenance operations.


Qualifications and Experience

  • Diploma or Degree in Mechanical, Electrical, Civil Engineering, or Facility Maintenance; professional certifications (e.g., in HVAC, electrical safety) preferred.
  • 8–12 years of hands-on experience in building/estate maintenance, with at least 4 years in a supervisory role managing technical teams in large campuses, hospitals, or industrial sites.
  • Proven expertise in managing diverse maintenance functions (electrical, plumbing, HVAC, civil) and vendor ecosystems.
  • Familiarity with campus-scale operations (e.g., 120-acre sites with hostels and academic facilities).


Skills and Competencies

  • Strong technical knowledge of building systems and troubleshooting skills.
  • Excellent leadership, team motivation, and vendor management abilities.
  • Proactive problem-solving with a focus on efficiency and cost control.
  • Proficiency in MS Office, maintenance software (e.g., CMMS), and basic project management tools.
  • Commitment to safety, quality, and 24/7 availability for critical issues.

Reporting To: Manager – Facilities.

Role Type: Full-time, on-campus.

Location: Bangalore


Compensation: As per institution norms and commensurate with qualifications and experience.
