Job Description

Role Summary:

We are looking for a dynamic, street-smart, and well-connected Property Scouting Executive to spearhead our property acquisition and expansion strategy in Goa or Rajasthan. The ideal candidate will identify, evaluate, and secure prime real estate opportunities aligned with our brand’s growth goals. This role is pivotal in driving the expansion of our boutique hostel and villa portfolio in key geographies.


Responsibilities:

• Property Sourcing & Deal Pipeline – Actively scout for new properties (hostels, villas, boutique stays) through broker networks, direct owner contacts, and local developer relationships. Build and maintain a strong lead pipeline of relevant properties. Ensure site visits, property inspections, and due diligence are conducted thoroughly and timely.

• Market Intelligence & Network Building – Maintain in-depth knowledge of local real estate trends, rental benchmarks, and regulatory frameworks. Build a trusted network of local brokers, property consultants, and property owners. Constantly update internal teams on micro-market insights, risks, and opportunities.

• Negotiation & Deal Structuring – Lead initial negotiations with brokers and property owners on behalf of the company. Present clear deal structures including rent, revenue-share, lease, and management contracts. Collaborate with legal and leadership teams to close deals with speed and integrity.

• Documentation & Reporting – Maintain meticulous records using tools like Google Sheets, WhatsApp CRM, and scouting trackers. Prepare and present weekly progress reports with key metrics, targets achieved, and property lead status. Coordinate with the internal teams for property evaluation, design, budgeting, and compliance checks.

• Cross-Functional Coordination – Work closely with design, legal, operations, and finance teams to ensure smooth onboarding of scouted properties. Be the local go-to person for any property-related operational support or escalation.


Qualifications:

• Graduate degree preferred (e.g., B.Com); additional real estate certifications are a plus.

• 2–5 years of experience in property broking, scouting, or real estate sourcing, with prior experience in Goa or Rajasthan markets highly desirable.

• Strong local market knowledge and broker/owner network.

• Excellent negotiation, communication, and relationship-building skills.

• Persistent, proactive, and street-smart with high integrity in negotiations.

• Proficient with Google Sheets and WhatsApp CRM; tech-savvy and organized.

• Willingness to travel frequently across the region.
