Job Purpose:

The Project Head is responsible for the strategic planning, leadership, and end-to-end management of residential and commercial construction projects. The role ensures timely completion of projects while maintaining strict control over cost, quality, safety, and regulatory compliance.


The Project Head will formulate long-term project strategies, prepare detailed execution plans, and allocate resources effectively across multiple sites. The role involves providing strong technical and operational guidance to project teams, engineers, consultants, and contractors to ensure seamless execution.


A major focus is on meeting project deadlines through proactive planning, close monitoring of work progress, identifying delays early, and implementing corrective measures. The Project Head will also oversee robust risk management, quality checks, and strict adherence to safety protocols.


Key Responsibilities


A. Strategic Planning & Project Setup

  • Develop overall project strategy, execution roadmap, and timelines.
  • Prepare project budgets, cash flows, and resource deployment plans.
  • Conduct feasibility assessments and ensure site readiness.


B. Project Execution & Timely Completion

  • Ensure all construction activities progress as per approved schedule.
  • Monitor daily/weekly progress and implement corrective measures.
  • Ensure availability of drawings, materials, manpower, and approvals on time.


C. Coordination & Communication

  • Act as the central point of coordination between:
  • Consultants (Architects, PMC, Structural, MEP, etc.)
  • Contractors & subcontractors
  • Internal teams (Procurement, Finance, HR, Legal, etc.)
  • Clients and government authorities
  • Ensure smooth communication flow and timely resolution of site queries (RFIs).


D. Cost Management & Budget Control

  • Manage overall project budgets and keep cost within approved limits.
  • Approve contractor bills, variation orders, and material purchases.
  • Identify cost-saving opportunities without compromising quality.


E. Quality Assurance & Compliance

  • Ensure work execution as per approved drawings, specifications, and IS standards.
  • Conduct regular quality audits and ensure minimal rework.
  • Ensure adherence to statutory norms, regulatory requirements, and approvals.


F. Health & Safety Management

  • Implement and enforce strict Health, Safety & Environment (HSE) policies across all project sites.
  • Conduct regular site safety audits, toolbox talks, and risk assessments.
  • Ensure mandatory use of PPE and compliance with safety rules.
  • Investigate safety incidents, implement corrective actions, and achieve zero-accident targets.


G. Contractor, Vendor & Consultant Management

  • Monitor contractor performance and ensure timely mobilization of resources.
  • Validate work progress, quality, and adherence to contractual obligations.
  • Maintain strong professional relationships for smooth execution.


H. Client & Stakeholder Management

  • Provide regular progress reports, dashboards, and MIS to management and clients.
  • Participate in site reviews, clarify technical issues, and manage expectations.
  • Ensure client requirements are addressed promptly.


I. Team Leadership & Development

  • Lead site engineers, supervisors, safety officers, and support staff.
  • Allocate responsibilities, monitor performance, and build high-performing teams.


J. Handover & Closeout

  • Ensure completion of all snag lists and pending works.
  • Coordinate testing, commissioning, statutory clearances, and documentation.
  • Oversee final inspections, quality checks, and handover to clients or facility management.
  • Close contracts, finalize billing, complete as-built drawings, O&M manuals, and project closeout reports.
  • Ensure smooth transition from construction phase to operational handover.
