General Manager — Hotel Acquisition
Location: Gurugram (Sec 74, DLF Corporate Greens) • Company: Eight Continents Hotels & Resorts Function: Acquisitions & Development Eight Continents is building a “bucket list” hospitality group across the UK, India, East Africa and beyond. We’re looking for a sharp, deal-driven General Manager – Hotel Acquisition to originate, evaluate, and close transactions that fit our brand and returns profile then shepherd each asset through diligence to handover. What you’ll do • Deal Origination: Build and manage a high-quality pipeline of hotels/resorts (asset + share deals, leases, HMAs/Franchises, JVs). • Underwriting : Own feasibility, comps, ADR/RevPAR/EBITDA modelling, CapEx and sensitivity analyses; present crisp investment memos. • Structuring: Lead HMA/Lease term sheets; work PropCo/OpCo structures, price adjustments, earn-outs, and post-closing mechanisms. • Diligence: Coordinate legal, technical, financial, and H&S diligence; manage third-party reports and risk registers to clear red flags. • Financing: Engage lenders/investors; support debt sizing (LTV), security packages, covenants, and drawdown timetables. • Negotiation & Closing: Run negotiations end-to-end with owners, brokers, and advisors; drive to practical, time-bound completions. • Handover to Ops: Align brand, pre-opening budgets, and performance KPIs; ensure a clean transition to Operations & Asset Management. • Stakeholder Management: Work closely with legal counsel, technical services, finance, and brand/marketing; maintain board-level reporting cadence. • Market Intelligence: Track supply, pipeline, regulations, and pricing across India/UK/East Africa; keep our playbook current. What you’ll bring • 8–10 years in hotel transactions/development, Senior Hotel Roles, or consulting with proven closed deals in hospitality. • Strong command of financial modelling and valuation; comfort with ADR/Occ/RevPAR levers and EBITDA bridges. • Hands-on experience with HMAs / leases, diligence workstreams, and lender interactions. • Commercial negotiation prowess, crisp communication, and executive-ready presentation skills. • Ability to thrive in an entrepreneurial, fast-moving environment with multi-market exposure. • Education: MBA/Hotel Management or equivalent experience. • Mobility: Willingness to travel domestically and internationally as deals require.
