Senior Manager - Land Record

Purpose/Objective

We are seeking a highly skilled and experienced candidate for the position of Sr. Manager – Land Management department(Operations) to join our dynamic team at Mumbai International Airport Limited. The ideal candidate will possess strong analytical skills, excellent communication abilities, and a proven track record of relevant industry experience. As a key member of our team, you will be responsible for overseeing and managing all aspects of land operations including property management, government liaison, and commercial utilization. The role ensures optimal use of land assets in alignment with the master plan. The successful candidate will exhibit high integrity, the ability to work independently, and a commitment to upholding the highest ethical standards.

Key Responsibilities of Role

Experience 12-14 years of experience in Land management (operations) within the Real Estate or related industries. Roles and Responsibilities 1. Property Management - Maintain and monitor land assets and property records. - Ensure upkeep, security, and compliance of all land parcels. 2. Relocation & Master Plan Execution - Coordinate relocation of existing allotments in line with approved master plans. - Engage stakeholders and ensure minimal disruption during transitions. 3. Government Liaison - Interface with municipal, revenue, and planning authorities. - Facilitate approvals, clearances, and compliance with statutory norms. 4. Legal & Land Law Matters - Provide all on ground information and facts for all litigation matters as and when required. 5. Land Survey & Documentation - Conduct and supervise land surveys and boundary demarcations. - Maintain updated maps, survey reports, and land records. 6. Commercial Utilization & Revenue Management - Identify opportunities for commercial use of land assets. - Manage land billing, lease agreements, and receivables tracking. 7. P&L Tracking (OPEX) - Monitor operational expenses related to land management. - Ensure budget adherence and cost optimization. 8. Vendor & Payment Management - Provide complete PR’s with details for PO’s to be issued for all the land related matters. - Oversee contracts and payments to vendors, surveyors, and legal consultants. - Ensure timely processing and compliance with procurement policies. 9. Encroachment Management - Identify and address vertical and horizontal encroachments. - Coordinate with legal and enforcement teams for resolution. 10. Land Acquisition & Surrender - Facilitate acquisition of new land parcels and surrender of unused/encumbered land. - Conduct due diligence and negotiate terms with stakeholders as per management directives. 11. Slum Management Support - Collaborate with master planning team, rehabilitation teams and all related stakeholders. - Support slum clearance, relocation, and integration into planned developments.
