About the Role
Direct Spaces is looking for an experienced and target-driven Sales Manager to lead our commercial leasing initiatives. This role will involve managing a team of field executives, driving business development through Lessor and Lessee mandate closures, overseeing pipeline growth, and developing broker and client relationships. The ideal candidate must have a strong background in commercial real estate leasing, excellent people management skills, and a strategic mindset to accelerate revenue growth.
This is a target-based, field-intensive role with performance-linked incentives and a pathway into leadership positions.
Key Responsibilities
- Team Management & Performance Monitoring
- Lead, mentor, and manage a team of Sales/BD Executives in South and Central Delhi.
- Track team performance metrics such as mandates acquired, site visits done, and closures achieved.
- Provide daily support and motivation to ensure target alignment and performance delivery.
- Business Development & Revenue Generation
- Acquire high-value Lessor and Lessee mandates directly or through the team.
- Build strong working relationships with commercial property owners, developers, and coworking/managed space operators.
- Ensure high conversion of qualified leads into closures through structured follow-ups and negotiation.
- Broker Network & Channel Expansion
- Develop and maintain strong relationships with brokers, channel partners, and IPCs.
- Implement broker onboarding and incentive strategies to widen property and client pipeline.
- Regularly engage the broker network to promote active mandates and receive qualified tenant leads.
- Strategic Market Penetration
- Identify new pockets of commercial activity and establish Direct Spaces’ presence through exclusive property tie-ups.
- Collaborate with marketing and analytics to plan campaigns targeting high-potential locations and business segments.
- Client Relationship Management
- Ensure seamless client communication throughout the leasing journey—from inquiry to closure.
- Conduct high-stakes meetings with corporate clients, startups, and MNCs to pitch available properties.
- Handle escalations, pricing objections, and closure negotiations as needed.
- Reporting & Internal Coordination
- Submit accurate weekly reports on closures, pipeline status, and team performance.
- Work closely with CRM teams to ensure property data, site photos, legal documents, and pricing are updated.
- Coordinate with legal/operations teams to ensure smooth documentation and handover.
Candidate Profile
Must-Have Qualifications & Skills
- Graduate/Postgraduate in Business, Real Estate, Marketing, or related field (MBA preferred)
- 3 to 5 Years of experience in commercial leasing, real estate advisory, or B2B sales
- Proven team management experience with a track record of hitting team targets
- Strong understanding of lease agreements, property mandates, and market trends
- Excellent negotiation, leadership, and communication skills
- Tech-savvy with proficiency in CRM tools, Google Sheets, Excel, and field reporting systems
- Own conveyance (2-wheeler/4-wheeler) is mandatory

- Personal and Team closures of 10+ active lease transactions/month
- Minimum 8–10 new mandates acquired monthly (individual/team-based)
- Weekly 10+ property visits and 5+ client meetings (team-level)
- Expansion of broker/channel network across at least 3 new micro-markets/quarter
