Job Description

Overall profile:

This job will entail project planning and execution right from inception of the project concept stage to handover. It will include coordinating with all design and civil consultants and work on concept planning, costing/ budgeting, construction planning & execution, tendering out different civil and services jobs, contractor administration, in-house team management, quality maintenance and timely handover with best quality. The job will include overall management of the project execution including construction, landscaping, services & utilizes and infrastructure work.

• Architects/ designer onboarding – for new mini-projects 

• Project Scheduling and Analysis

• Construction management - civil and services

• Contract Administration

• Cost Monitoring, QC and PMC activities

• Building and managing in-house teams of construction and maintenance  

• Co-ordinating b/w and managing different consultants, contractors, and internal teams

• Responsible for overall project 



Role & responsibilities-

• Searching and hiring of Architects to work on the project concept drawings, hiring other consultants and working with them on execution drawings as per requirements. 

• Expertise in managing multiple projects through construction and maintenance teams.

• Expertise in concept planning, execution and handing over of all development work including concept drawings, presentations, construction, finishing, utilities & services, infrastructure and landscaping.

• Working closely with the sanctions team to get construction approvals from relevant development authorities and other departments.

• Coordination with other departments for making sure the project planning is done in sync with the marketing/ sales requirement, following bye-laws, local site conditions, management expectations on timelines, quality and budgets etc.

• Skilled in construction planning covering project scheduling & analyzing, contract administration, cost monitoring, project execution, quality maintenance.

• Proficiently using all civil -related software including auto-cad, illustrator, etc. to analyze drawings to make sure product requirements and quality standards are met. 

• Reviewing detailed estimates of works, BOQs, procurement tenders & summaries of the total cost involved in the project. 

• Making sure of cheapest sourcing of required quality of products and raw materials through a tendering process for procurement.

• Shortlisting contractors and finalizing them for execution of civil work as per drawings on basis of proper tendering system based on QC and L1.

• Building new construction and maintenance teams on sites as required.

• Effective management of all site teams and work to make sure timely delivery of milestones.

• Managing work of internal team to make sure timely and good quality construction.

• Overseeing the work of external contractors and making sure the civil work, finishing, and all assigned work is executed up to best quality and within budget.

• Maintaining all site documents related to drawings and costing in coordination with different consultants and contractors including designs, drawings, BOQ, contractor agreements etc.



Compulsory Pre-Requisites:

• Should have been involved in planning in pre-construction concept stage. Deciding product mix, hiring and coordinating with architects and other consultants 

• Preferred to have worked in Luxury Township or other residential Projects

• Should have worked in and solely handled at least one independent township project 

• B.Tech. in civil engineering



Other required skills:

• Comfortable reading, understanding and modifying all concept and GFC drawings

• Demonstrated knowledge of construction, engineering, and architectural principles

• Ability to budget, schedule, negotiate, and control costs

• Good written and verbal communication skills

• Good Project Management capability, superior problem-solving, teamwork & leadership ability, vendor/ contractor management skills



Other requirements:

• Education: B.Tech. /B.E in Civil or Civil diploma

• Experience: 7/10 years of experience in project management in construction (Preferred experience in Luxury Townships, Low-rise housing project or hospitality/hotel Projects)

• Software proficiency in: Auto-cad, SketchUp, Revit, Microsoft Office
