Job Description

Role Overview :

We are looking for an experienced and analytical Performance Marketer to join our Mumbai office.

The ideal candidate has strong hands-on expertise in Meta Ads, Google Ads, YouTube Ads, and running real estate lead-generation funnels for high-ticket properties.

You will manage performance campaigns for both:

Madvik Estates — plots, villas, holiday homes, and second-home investments

 Key Responsibilities

1. Paid Ads Management

• Create, run, and optimise campaigns on Meta Ads, LinkedIn Ads, Google Search/Display, YouTube Ads.

• Execute performance-driven real estate lead-gen campaigns (plots, villas, premium homes).

• Daily monitoring of CPL, CTR, CPA, and lead quality.

• A/B testing of creatives, audience sets, and landing pages.


2. End-to-End Funnel Ownership

• Build complete funnels: ads → landing pages → WhatsApp automation → CRM → nurturing.

• Manage tracking setup through GTM, GA4, Facebook Pixel, UTM parameters.

• Handle re-marketing and retargeting to boost conversions.

• Set up WhatsApp drip campaigns and nurturing automation.


3. Lead Analytics & Performance Reporting

• Maintain dashboards for CPL, CPQL, CAC, ROAS, and sales team feedback.

• Analyse buyer behaviour and optimise campaigns accordingly.

• Share weekly/monthly performance reports with leadership.


4. Creative Strategy

• Work closely with designers to develop high-performing creatives:

✔ static ads

✔ videos/reels

✔ carousel ads

• Write compelling ad copies tailored for investors and end-users.

• Guide the team on property-specific content (site photos, walkthrough videos, USP-based creatives).


5. Market Research & Targeting

• Research demographics, micro-markets, and competitor campaigns in Mumbai, Alibaug, Karjat, Lonavala, Goa, etc.

• Build audiences using intent signals, income brackets, and buyer personas.

• Track high-performing property categories and user journeys.


6. Coordination & Collaboration

• Work directly with:

✔ Sales teams (for lead quality, follow-up, and conversions)

✔ Design team (for creatives)

✔ Videographers/photographers (for shoots)

• Align digital strategy with the sales pipeline and inventory.

🎯 Desired Skills & Qualifications

Experience

• Mandatory: 2 years of real estate performance marketing experience.

• Experience with high-ticket luxury villas, plots, second homes is a strong advantage.

Technical Skills

• Proficiency in:

✔ Meta Ads Manager

✔ Google Ads

✔ YouTube Ads

✔ GA4

✔ Google Tag Manager

✔ CRM integration (Zoho/HubSpot OR other CRM)

✔LinkedIn Ads

• Understanding of landing page optimisation and conversion-focused UX.

Soft Skills

• Strong analytical & problem-solving abilities

• Excellent communication and persuasive copywriting skills

• Ability to handle tight deadlines and performance targets

• High ownership and accountability mindset
