MEP Project Manager

Job Description: MEP Manager (Luxury Villas & Civil Construction)

1. Job Summary

The MEP Manager will be responsible for the comprehensive planning, design coordination, execution, and commissioning of all Mechanical, Electrical, and Plumbing (MEP) systems for high-end, bespoke luxury villa construction projects. This role requires a meticulous professional who can ensure that all MEP installations meet the highest standards of quality, luxury finish, efficiency, and compliance, while integrating seamlessly with sophisticated architectural and civil designs. The focus is on delivering flawless, high-performance, and aesthetically superior building services.

2. Key Responsibilities

Design & Pre-Construction

• Luxury System Integration: Oversee the review and coordination of MEP designs, ensuring seamless integration of complex, high-specification systems (e.g., smart home automation, custom HVAC, concealed lighting, sophisticated pool systems, advanced security) with the architectural and interior design intent of luxury villas.
• Value Engineering & Quality: Lead value engineering efforts focusing on long-term efficiency, durability, and operational excellence without compromising the luxury finish or design intent.
• Technical Compliance: Ensure all MEP designs and specifications adhere strictly to local and international building codes, regulations, and relevant luxury/premium industry standards.
• Material Specification: Critically review and approve all technical submittals, vendor proposals, and material specifications, ensuring all components are premium quality, specified brand names, and align with the client’s high-end requirements.

Construction & Execution

• Site Management: Direct and manage all MEP site activities, contractors, and subcontractors, ensuring work is executed safely, on time, within budget, and to the highest quality standards expected in luxury construction.
• Coordination & Clash Detection: Proactively manage coordination between MEP, Civil/Structural, and Architectural teams. Utilize BIM/Revit for advanced 3D clash detection to resolve potential conflicts before construction starts, minimizing reworks.
• Quality Assurance/Quality Control (QA/QC): Implement a rigorous QA/QC program for all MEP installations, conducting regular, detailed site inspections to ensure superior workmanship and hidden services are flawless (e.g., precise piping, neat wiring runs, perfectly concealed units).
• Testing & Commissioning: Develop and oversee detailed testing, adjusting, and commissioning (TAC) plans for all systems to ensure optimal performance, efficiency, and full client satisfaction at handover.

Project & Stakeholder Management

• Budget & Schedule: Monitor and control the MEP works budget, tracking all expenditures, and providing accurate forecasts. Manage and update the detailed MEP work schedule, ensuring it aligns with the overall civil construction master program.
• Reporting: Prepare comprehensive, high-quality progress reports, risk assessments, and technical clarifications for the Project Director and the Client/Consultant team.
• Client Interface: Act as the primary technical point of contact for the Client and the design consultants for all MEP matters, effectively translating complex technical information into clear, professional updates.
• Handover & Closeout: Ensure the timely production and submission of all as-built drawings, operation and maintenance manuals (O&M), warranties, and final authority approvals required for project completion and successful handover.

3. Required Qualifications & Skills

Education & Experience

• Bachelor’s Degree in Mechanical or Electrical Engineering.
• Minimum 10-18 years of progressive experience in MEP management within the construction industry.
• Mandatory: Proven, hands-on experience managing MEP systems for at least 3-5 luxury/high-end residential projects (villas, palaces, or bespoke homes).
• Familiarity with Civil construction processes and the critical MEP-Civil interface.

Technical Skills

• In-depth knowledge of all major MEP systems: High-efficiency HVAC (VRF/Chillers), sophisticated Electrical/Low Current (Home Automation, AV/IT, Security), and high-end Plumbing/Fire Fighting/Special Systems (Saunas, Steam Rooms, Water Features, Pools).
• Proficiency in project management software and reporting tools.
• Expertise in AutoCAD and strong working knowledge of BIM/Revit for coordination.
• Strong understanding of international standards (e.g., ASHRAE, NFPA, British Standards) and local codes.

Leadership & Soft Skills

• Exceptional attention to detail and a non-negotiable commitment to the highest quality finish.
• Excellent leadership, communication, and negotiation skills to manage subcontractors and coordinate with diverse stakeholder groups (Architects, Interior Designers, Clients).
• Proactive, problem-solving mindset with the ability to foresee and mitigate potential technical issues unique to luxury, complex installations.
• Proven ability to work under pressure and manage multiple, detailed tasks simultaneously.

4. Preferred Qualifications

• Professional Engineer (PE) License or relevant professional certification (e.g., PMP).
• Experience with green building certifications (e.g., LEED, Estidama, Green Star).
• Specific expertise in Smart Home/Building Management Systems (BMS) integration.

Job Type: Full-time

Pay: Up to ₹100,000.00 per month
