Position Overview:

The MEP Lead is a crucial leadership role within our organization, focused on delivering exceptional luxury villa projects in Mumbai's prestigious real estate market. Reporting directly to the Head of Design, the MEP Lead will leverage extensive technical expertise and robust leadership skills to ensure that mechanical, electrical, and plumbing systems are designed to meet both aesthetic and functional demands. This role embodies the intersection of high end residential design with meticulous project management and operational excellence.

Qualifications and Skills:

• Experience: A proven background working with MEP design consultants is essential, with a minimum requirement of 10+ years in MEP design and project management, preferably within the luxury real estate sector.

• Education: A Bachelor’s or Master’s degree in Mechanical, Electrical Engineering, or a related field is required.

• Knowledge Base: Comprehensive understanding of building codes, regulations, and sustainability practices relevant to the luxury real estate market in Mumbai.

• Interpersonal Skills: Exceptional leadership capabilities, stakeholder management skills, and an aptitude for fostering collaborative efforts across various disciplines are crucial.

Technical Expertise Required:

• Proficient in Electrical design , load schedules, cable sizing, LV/MV systems, earthing, lighting and Plumbing systems (demand calculations, drainage, STP, storm water systems, pumps, tanks).
• Manual calculation skills are imperative; continuous reliance on software alone will not suffice.
• Expertise in MEP design software including AutoCAD (mandatory), Revit MEP, ETAP, Dialux, HAP, Excel, etc.
• Extensive knowledge of relevant codes and standards such as NBC, IS, IEC, IPC, ASHRAE, and NFPA.
• Strong analytical capabilities for design calculations, Bill of Quantities (BOQs), tender documentation, and cost/value engineering.
• Excellent communication and reporting skills to convey technical information clearly.

Key Roles and Responsibilities:

1. Design Leadership:

• Drive the strategic vision and execution of MEP designs for high end villa developments.
• Ensure the seamless integration of HVAC, electrical, firefighting, and plumbing systems with architectural and structural designs.
• Review and approve all designs proposed by external consultants, ensuring they align with international best practices and local building codes.

2. Project Execution:

• Oversee the comprehensive implementation of MEP installations from initial concepts through to final handover, maintaining strict adherence to timelines and budget constraints.
• Foster collaboration among architects, interior designers, structural engineers, and onsite teams to ensure effective communication across the project lifecycle.

3. Operations Management:

• Establish and enforce rigorous quality assurance and quality control (QA/QC) protocols for all MEP activities.
• Conduct frequent site inspections to uphold safety standards, ensuring that workmanship meets the luxurious specifications expected in high end projects.

4. Budget and Resource Management:

• Develop and manage detailed project budgets while identifying cost-effective strategies and supervising procurement schedules.
• Lead the internal MEP team, coordinating closely with external contractors and suppliers to optimize resource allocation.

5. Sustainable Solutions:

• Advocate for sustainable and energy efficient practices in MEP systems to address the growing demand for environmentally responsible luxury development.
• Navigate local municipal regulations effectively to secure necessary permits and clearances.

6. Technical Proficiency:

• Utilize advanced knowledge of MEP design software to assure compliance with industry best practices.
• Maintain exceptional stakeholder management abilities to clearly communicate project objectives, challenges, and progress.

• Coordination & Integration: Demonstrated ability to collaborate seamlessly with architects, engineers, interior designers, contractors, and consultants.
• Costing & Value Engineering: Insightful understanding of the budgeting implications of MEP design decisions, with a focus on recommending alternatives that enhance overall cost efficiency.
• Execution & Problem-solving: Proven capacity to oversee design implementation, proactively identifying and resolving potential issues.
• Leadership & Delegation: Experience in mentoring junior engineers and drafters, providing them with clear technical guidance and effective task delegation.
• Innovation & Tech Adoption: Knowledge of emerging technologies that can improve design effectiveness, coordination, and sustainability practices.
• Stakeholder & Client Management: Skilled in articulating complex technical challenges to nontechnical stakeholders, particularly in high end residential or hospitality projects where comfort and aesthetics are paramount.
