Description
1. JOB PURPOSE

· Fully responsible and accountable for successful conclusion of construction projects.
· To oversee all aspects of project execution with the help of project managers, site engineers and supervisors to ensure that work is completed on time, within budget, meets the construction standards.
· To strategically manage risk, monitor finances and ensure each phase of work is started or completed on time.
2. JOB ACCOUNTABILITIES

Understand
the client’s requirements and goals for the project.

Coordinate
and liaison with architects, interior designers, structural engineers,
various consultants, contractors, sub-contractors, supervisors, quantity
surveyors, liaisons and various internal departments of the company involved
in the project.

Review
architectural and engineering designs and provide constructive analysis and
feedback to improve the architectural designs, interior designs, schematic,
concepts, selections, etc. to help the company save monetarily.

Coordinate
with Projects team and general building contractors, agencies and vendors to
implement the plans and specifications to build the project.

Maintain
a proper filing system for various incoming drawings from the architects,
interior designers, structural engineers, various consultants, contractors,
sub-contractors, supervisors, quantity surveyors, etc..

Coordinate
with clients and their representatives (architects, engineers, surveyors etc.
if any), attend regular meetings and keep them informed of progress. Maintain
all written and verbal correspondence with them and escalate any potential
issues with management.

Act
as the point of contact between the designers and clients. Coordinate and
control design submittals for client’s review and approval.

Review
and audit the work carried at sites including all civil, structural,
architectural, interior, electrical, plumbing, mechanical work in reference
to the drawings and the instructions issued. Document and report any deviations/quality
issues to Projects team and management.

Establish
the timeline for the interior design project and estimate project costs.
Execute interior designs and décor works for the sites. Brainstorm design
ideas into how best to utilize the client’s space.

Research
and specify materials and furnishings, such as lighting, furniture, wall
finishes and flooring. Engage and oversee procurement of selected materials.
Ensure that proper inventory management and stores processes are followed on
site.

Facilitate
resolving design issues with client. Coordinate the implementation of
corrective measures as per client's remarks.

Review,
negotiate and recommend for approval/disapproval on design change orders.

Coordinate
and support the interior photography sessions with marketing team and
respective agencies.

Prepare
schematics, concepts, presentations, working, interior, execution drawings
for company's internal projects and for site related tasks.

Prepare
official drawings; and interact, hold meetings, provide representation and
coordinate with various liaisons, local body officials, state and statutory
body officials on behalf of the company. Obtaining design certifications and
verification approvals.

Participate
and engage in with Projects team to standardize all working procedures and
make flow charts / checklists for the architectural, interior or any other
project assigned.
3. COMMUNICATION & WORKING RELATIONSHIPS

Internal
· Regular interaction with projects team, sales team, purchase team, QC team, engineers and design teams, maintenance teams regarding design and execution activities.
· Frequent interaction with GM Projects and director of the company regarding issue resolution, escalation and client communication.
· Regular interaction with legal and procurement teams.
External
· Frequent interaction with clients, architects, structural engineers, consultants, QA external auditors in relation to reviews, meetings etc.
· Will require to meet representatives from government agencies.
· Coordination with clients, MEP agencies, consultants, architects, interior designers etc.
· Constant engagement with suppliers and vendors for material availability, pricing, delivery terms etc.
· Possible exposure to process auditors, PMCs in relation to projects.

5. OPERATING ENVIRONMENT

· The job incumbent is required to manage multiple priorities and tight deadlines to perform strategic project execution activities.
· The jobholder will be expected to conduct design reviews and analysis.
· The jobholder will need to visit all sites to engage in discussions, work progress, quality inspections, inventory reviews etc.
· Jobholder should be able to communicate effectively with tact and remain calm under high pressure to meet the objectives of the company.
· The jobholder will have to travel to participate in meetings with government officials, architects, structural engineers, suppliers and contractors.
· The jobholder may also have to attend seminars, Expos etc on behalf of the company.

7. QUALIFICATION & EDUCATION, EXPERIENCE, TRAINING & KNOWLEDGE

Qualification & Education:
· Bachelors/Masters of Arch or equivalent specialization from a recognized university.
· Specialization/certification in construction management is preferable.
Experience:
· 2+ years of experience in architectural design firm/construction industry.
Training & Knowledge:
· Proven knowledge of construction design principles, practices and standards
· Knowledge or exposure to construction laws and regulations.
