Reports To: Managing Director / CEO
🔹 Role Overview
The GM – Sales & Marketing leads the full sales cycle and marketing strategy for real estate projects, including lead generation, channel partner management, team leadership, branding, pricing, and revenue growth. This role ensures successful project launches, faster inventory movement, and strong market positioning of all projects.
🔹 Key Responsibilities
1. Sales Leadership & Revenue Growth
• Develop and execute strategic sales plans for all ongoing and upcoming projects.
• Achieve monthly, quarterly, and annual sales targets.
• Monitor sales performance and take corrective actions to maximize closures.
• Build strong relationships with HNI clients, investors, and corporate clients.
2. Team Management
• Lead a team of Sales Managers, BDMs, CRM Executives, and Channel Partner Managers.
• Conduct training, motivation sessions, and performance evaluations.
• Set KPIs and ensure high productivity across the sales team.
3. Channel Partner & Broker Network
• Build and manage relationships with channel partners, brokers, and real estate agents.
• Organize CP meets, events, and engagement programs.
• Ensure strong partner support to increase site visits and bookings.
4. Marketing Strategy & Branding
• Plan and implement marketing campaigns (digital, print, outdoor, events).
• Guide creative development for brochures, videos, project visuals, and ads.
• Work closely with agencies and marketing vendors.
• Ensure strong branding and positioning for each project.
5. Project Launch & Promotions
• Plan and execute launch events, open houses, expo participation, and roadshows.
• Coordinate sales kits, pricing sheets, and promotional materials.
• Define pricing strategies, discounts, and negotiation guidelines.
6. Customer Experience & CRM
• Oversee smooth customer journey from enquiry → site visit → booking → handover.
• Ensure timely responses and follow-ups through CRM tools.
• Address escalations and ensure high customer satisfaction.
7. Market Intelligence & Competitor Analysis
• Track market trends, competitors’ pricing, new launches, and demand changes.
• Provide insights to management for strategic decisions.
• Recommend product mix, unit configurations, and pricing modifications.
8. Reporting & Coordination
• Prepare sales reports, forecasts, and project performance updates.
• Coordinate with Finance, Legal, Operations, and Project teams for timely approvals and project progress.
• Present weekly and monthly business reviews to management.
🔹 Qualifications & Skills
• Bachelor’s/Master’s degree in Marketing, Business Management (MBA Preferred).
• 5–10+ years of experience in Real Estate Sales & Marketing, with at least 2–5 years in a senior leadership role.
• Excellent leadership, communication, and negotiation skills.
• Strong understanding of real estate markets, customer behavior, and project lifecycle.
• Experience managing large sales teams and multi-project portfolios.
• Proficiency in CRM tools, MS Office, and digital marketing basics.
