Position Title: Vertical Lead – Innovspace (Coworking)
Company: Aeonn Ark Pvt Ltd
Location: Coimbatore (with frequent site visits across Coimbatore)
Reporting To: General Manager – Urban Ventures (Innovspace & Container Ventures)
Employment Type: Full-time / Senior Leadership
Experience Required: 3–7 years in coworking, facilities, or business operations
Annual Pay Range: ₹401,512.18 – ₹420,000.02

Role Objective

The Vertical Lead (VL) will be responsible for the full-spectrum management of Innovspace (Coworking) operations. This includes driving occupancy growth, ensuring consistent revenue generation, maintaining high client satisfaction, and ensuring smooth day-to-day operational excellence.

The ideal candidate will be a strategic thinker and operational executor who thrives in a fast-paced environment. They will ensure the coworking vertical runs efficiently, profitably, and in alignment with company goals, while serving as the face of the brand across locations.

1. Business & Revenue Development

Goal: Achieve 90% average occupancy across all coworking locations within 6 months.

  • Identify and convert 10+ qualified leads per month through local outreach and strategic partnerships.
  • Drive monthly revenue growth of 8–12% via upselling, renewals, and onboarding new clients.
  • Monitor and report monthly KPIs including occupancy, revenue, churn rate, and cost per desk.
  • Analyze market trends and competitor pricing on a quarterly basis to retain profitability.
  • Present monthly business review reports with actionable insights.

2. Administration & Operations

Goal: Maintain 100% operational readiness while optimizing cost efficiency.

  • Oversee daily operations across all coworking sites with zero critical downtime.
  • Manage and renew vendor contracts, housekeeping, IT, and maintenance bi-annually.
  • Keep operational expenditure (OPEX) within ±5% of budget consistently.
  • Lead at least one process improvement or cost-saving initiative per quarter.
  • Supervise budgeting, invoicing, and audit-related tasks.

3. Customer Relationship Management

Goal: Sustain a 95%+ client satisfaction rate based on feedback and service levels.

  • Address and resolve all customer concerns within 24 hours.
  • Conduct monthly community engagement events to improve client retention and loyalty.
  • Roll out quarterly feedback surveys and implement corrective action within 30 days.
  • Achieve and maintain a client renewal rate of 85%+.

4. Facility & Team Management

Goal: Ensure 100% compliance in safety, cleanliness, and infrastructure.

  • Conduct monthly facility audits to ensure safety and maintenance standards are met.
  • Lead and mentor the operations and support team with monthly 1-on-1 check-ins and quarterly reviews.
  • Set and monitor team KPIs related to occupancy targets, operational uptime, and customer service.
  • Be available for after-hours support and ensure 24/7 readiness of coworking facilities.

Key Competencies & Attributes

  • Strong leadership with full business ownership mindset.
  • Proven track record in revenue growth and occupancy optimization.
  • Deep operational knowledge of facility management and vendor coordination.
  • Strong problem-solving and interpersonal skills, especially under pressure.
  • Excellent communication and negotiation capabilities.
  • Proficiency in MS Office, Google Workspace, and business operations tools.

Qualifications

  • Graduate or Postgraduate in Business Administration, Facility Management, or a related field.
  • Prior experience in coworking, real estate, or managed office spaces is strongly preferred.
