Job Description ( In Real Estate ) ( Pune ) As a Sourcing & Leasing Manager specializing in commercial properties, your primary responsibility will be to lead a team of professionals in generating revenue through successful sales and leasing transactions of commercial real estate. This role requires a deep understanding of the commercial real estate market, excellent negotiation skills, and the ability to build and maintain strong relationships with clients and stakeholders. Key Responsibilities: 1. End-to-End Commercial Leasing Management Ø Develop and execute leasing strategies tailored to the commercial real estate sector, ensuring alignment with market trends and client needs. Ø Negotiate leasing terms for large-scale retail, office, and industrial spaces, ensuring optimal rental values and contract terms. Ø Oversee the preparation, review, and execution of lease agreements, ensuring accuracy and compliance with regulatory and organizational standards. 2. Portfolio Optimization Ø Regularly evaluate the commercial property portfolio to identify opportunities for enhancement, including re-leasing, redevelopment, or tenant mix improvements. Ø Manage lease renewals, terminations, and tenant transitions to maximize occupancy rates and revenue. Ø Develop and implement strategies to attract and retain high-value tenants in competitive markets. 3. Stakeholder Leadership Ø Act as a strategic partner to senior leadership, providing insights on commercial leasing trends, market dynamics, and opportunities for growth. Ø Collaborate with internal teams, such as legal, finance, and operations, to facilitate seamless leasing and property management processes. Ø Maintain strong relationships with key stakeholders, including tenants, investors, and industry partners, to foster trust and long-term collaboration. 4. Financial and Legal Oversight Ø Ensure all leasing agreements meet profitability goals and align with financial forecasts. Ø Conduct financial modeling to assess the impact of leasing decisions on revenue and overall portfolio performance. Ø Mitigate risks by addressing legal concerns, ensuring compliance with commercial real estate laws, and resolving disputes effectively. 5. Reporting and Analytics Ø Provide comprehensive reports on leasing activities, property performance, and market trends to stakeholders. Ø Use data-driven insights to guide decision-making and optimize leasing strategies for commercial spaces. Ø Stay updated with regulatory changes, economic shifts, and industry advancements to maintain a competitive edge. 6. Sourcing (Channel Partner Sourcing) Ø Build and maintain a robust channel partner network to drive lead generation and conversions. Ø Regularly engage with channel partners, brokers, and property agents to promote the project and ensure a steady flow of leads. Ø Organize and participate in broker meets, site visits, and presentations to strengthen partner relationships. 7. Lead Generation and Conversion Ø Develop strategies to generate qualified leads through direct marketing, digital campaigns, and partnerships. Ø Follow up on inquiries, qualify prospects, and convert leads into signed leases. Ø Create and maintain a database of prospective tenants and track progress throughout the leasing cycle. 8. Sourcing and Brand Partnerships Ø Proactively identify and approach national and international brands to lease office spaces, retail outlets, and showrooms. Ø Build and maintain a network of relationships with brands, retailers, real estate consultants, and brokers to identify potential leasing opportunities. Ø Conduct market research to determine industry trends and evaluate the suitability of brands for the commercial project. Ø Develop compelling proposals tailored to the specific needs of targeted brands. Qualifications and Skills Ø Experience: Minimum of 10 years in commercial real estate leasing or property management, with a proven track record of managing large-scale commercial portfolios. Ø Market Expertise: In-depth knowledge of commercial real estate markets, including retail, office, and industrial segments. Ø Negotiation Skills: Exceptional ability to negotiate complex leasing contracts with high-value clients. Ø Leadership: Strong leadership and team collaboration skills, with the ability to manage cross-functional teams. Ø Technical Proficiency: Expertise in commercial real estate software, financial analysis tools, and lease management systems. Ø Education: Bachelor’s degree in Business, Real Estate, or a related field (MBA preferred).
