Sales Manager – Real Estate

Role Summary

The Sales Manager will lead, manage, and drive the end-to-end sales function for Ashray Real Estate Developers. This role is responsible for achieving sales targets, managing the sales team, optimizing client experience, and strengthening channel partner (CP) relationships. The ideal candidate has a strong track record in real estate sales (luxury or mid-premium segments), deep understanding of Goa’s market dynamics, and proven ability to close high-value transactions through trust, expertise, and strategic relationship building.

Key Responsibilities

1. Sales Leadership & Revenue Achievement

  • Drive monthly, quarterly, and annual sales targets across all ongoing and upcoming projects.
  • Build, train, and mentor the sales team (Home Concierges) to enhance conversions and client experience.
  • Conduct regular performance reviews, sales meetings, and target alignment sessions.
  • Monitor and improve sales funnel efficiency across pre-sales, site visits, negotiations, and closures.

2. Client Engagement & Conversion Management

  • Oversee lead qualification, follow-up, and client communication to ensure high conversion ratios.
  • Conduct high-quality client meetings, site visits, and negotiations for premium clientele.
  • Handle escalations, special client requirements, and high-stakes closing discussions.
  • Ensure the end-to-end client journey is smooth, professional, and aligned with Ashray’s service standards.

3. Channel Partner (CP) Ecosystem Management

  • Build strong relationships with top brokerage firms, CPs, wealth managers, and referral networks.
  • Create and execute CP engagement strategies: events, project briefings, incentive communication, and performance tracking.
  • Expand CP network across Goa and key feeder cities (Mumbai, Pune, Bangalore, NCR).
  • Ensure CP productivity through regular updates, training sessions, and follow-through on lead quality.

4. Sales Operations & Reporting

  • Oversee CRM hygiene, data accuracy, and lead movement tracking.
  • Maintain detailed weekly and monthly sales reports covering revenue, pipeline health, and conversion metrics.
  • Work with marketing, CRM, and pre-sales to align messaging, offers, campaigns, and lead flow.
  • Provide market intelligence: competitor pricing, inventory, client trends, and location insights.

5. Strategy & Market Development

  • Contribute to pricing strategy, inventory management, and offer structuring.
  • Provide feedback to marketing for targeted campaigns, messaging, and positioning.
  • Identify new opportunities, buyer segments, and potential collaborations to drive sales.

Requirements

  • Minimum 

    5 years of real estate sales experience

    ; luxury or premium residential sales preferred.
  • Proven track record of 

    closing high-value deals

     and achieving revenue targets.
  • Strong communication, negotiation, and relationship-building skills.
  • Experience handling HNI and UHNI clients is a strong advantage.
  • Proficiency in CRM tools, sales processes, and pipeline management.
  • Ability to lead a team and drive them toward performance excellence.
  • Deep understanding of 

    Goa’s real estate market

     (preferred but not mandatory).
