Project Initiation & BOQ Management
BOQ Validation: Review and finalize the Bill of Quantities (BOQ) for Civil, Interior Fit-out, and MEP works based on hospitality-specific design standards.
Requirement Analysis: Coordinate with the GM Projects to initiate material and labor requirements, ensuring they align with the approved project budget.
Procurement Support: Assist the Procurement team in technical bid evaluations to ensure vendors can meet the high-end finishing requirements of a luxury hotel.
Quality Control & Technical Audit
Standard Compliance: Implement stringent QC processes for Civil and MEP works (e.g., HVAC, plumbing, electrical, and fire safety) to ensure they meet 5-star hospitality benchmarks.
Material Inspection: Verify that all materials delivered by vendors match the approved samples and specifications.
Workmanship Oversight: Conduct regular site walks to monitor the quality of execution, focusing on "snag-free" delivery.
Billing, Validation & Cost Control
Measurement Verification: Perform joint measurements on-site for all Civil and MEP works to validate vendor invoices.
Billing Cycle Management: Process Running Account (RA) bills and Final Bills, ensuring all arithmetic and contractual compliance is met before forwarding to the Finance Head.
Reconciliation: Manage the reconciliation of free-issue materials (if any) and ensure zero wastage beyond permissible limits.
Vendor Accountability & Financial Governance
Debit Note Management: Proactively identify sub-standard work or delays. You are empowered to initiate debit notes for rework costs or damages incurred due to vendor negligence.
Payment Holds: Strategically hold payments or retention money in coordination with the Director and Finance Head if quality standards are not met or if snags remain unaddressed.
Contractual Enforcement: Act as the primary gatekeeper for quality; if a vendor fails to meet the "High-End" project standards, you are responsible for the financial recovery process.
Project Handover & Close-out
Snag List Management: Compile comprehensive snag lists during the pre-handover phase and ensure 100% rectification by vendors.
As-Built Documentation: Verify "As-Built" drawings and Operation & Maintenance (O&M) manuals provided by MEP vendors.
Final Certification: Issue the Final Completion Certificate only after confirming that all quality, commercial, and technical parameters are satisfied.
Bachelor’s degree in Civil, Mechanical, Electrical Engineering, or related discipline
At least 3–5 years specifically in Hotel/Hospitality, commercial projects or Residential projects.
Deep understanding of Civil structures, finishing (marble, woodwork, glazing), and complex MEP systems.
High level of professional ethics, as this role involves significant financial validation and vendor management.
Proficiency in AutoCAD, MS Project, and advanced Excel (ERP experience is a plus)
