Role Purpose:

The Land Acquisition Manager will be responsible for sourcing, evaluating, and negotiating land parcels for layout and apartment projects in Greater Bangalore. The role demands a strong market network, sharp negotiation ability, and thorough knowledge of legal and regulatory processes. This position is critical for building the company's project pipeline and supporting its 1000 crore revenue vision by March 2027.


Key Responsibilities

Market Scouting & Land Identification

  • Scan Bangalore & peripheral corridors (Hoskote, Anekal, Budigere, Whitefield, Kanakapura, Devanahalli)
  • Build and maintain broker, agent & landowner network.
  • Shortlist lands based on RMP, FAR, zoning, and connectivity


Deal Structuring & Negotiation

  • Negotiate outright purchases & JD agreements
  • Structure goodwill payments, advance terms, revenue-sharing ratios
  • Ensure favorable terms aligned with company goals.


Legal & Regulatory Due Diligence

  • Coordinate title clearance, encumbrance checks, khata verification
  • Manage BBMP, BMRDA, BDA, KIADB, and RERA approvals
  • Verify zoning, DC conversion, FAR utilization, TDR applicability


Financial & Feasibility Analysis

  • Prepare land feasibility reports with ROI/IRR/payback
  • Work with finance on funding needs & JD profitability
  • Present acquisition proposals to management.


Stakeholder Management

  • Build relationships with landowners, brokers, panchayats, govt. authorities.
  • Resolve conflicts, ensure smooth transactions.
  • Maintain confidentiality & integrity during negotiations.


Reporting & Pipeline Management

  • Maintain land pipeline tracker (shortlisted, negotiated, finalized)
  • Provide weekly reports to GM/MD
  • Track competitor acquisitions & market benchmarks.
