Job Description

Role Summary The Facility Manager is responsible for end-to-end facility services for a residential apartment complex, ensuring smooth daily operations, safety, cleanliness, compliance, and resident satisfaction. The role involves managing soft services, hard services, vendors, statutory compliance, and coordination with residents and the association. Key Responsibilities 1. Residential Facility Operations Manage daily operations of the apartment complex including towers, common areas, clubhouse, and amenities Ensure uninterrupted utilities (power, water, lifts, DG, STP) Conduct regular site inspections and resolve issues promptly 2. Soft Services Management Oversee Housekeeping, Security, Gardening, Pest Control, Waste Management, and Clubhouse operations Ensure proper manpower deployment, attendance, uniforms, and discipline Maintain service quality as per SLA and association expectations 3. Hard Services Management Supervise Electrical systems, Plumbing, HVAC (if applicable), Lifts, DG Sets, STP/WTP, Fire & Life Safety systems, CCTV, Access Control Plan and monitor preventive and breakdown maintenance Coordinate with AMC vendors and maintain service records 4. Vendor & Contractor Management Manage service providers and contractors Verify work quality, service completion, and billing Assist in cost optimization and budget control 5. Statutory Compliance & Safety Ensure compliance with Fire NOC, Lift License, Electrical Safety norms, Pollution Control (STP/WTP), Local Municipal regulations Conduct fire drills, safety audits, and emergency preparedness Maintain statutory registers and compliance documentation 6. Resident & Association Coordination Act as the primary point of contact for Residents, RWA/Association Committee Address complaints, escalations, and service requests Participate in association meetings and present MIS reports 7. Team & Manpower Management Lead site supervisors, technicians, and support staff Conduct daily briefings and periodic training Ensure adherence to company policies and apartment SOPs 8. Documentation & Reporting Maintain logs, asset registers, attendance, and complaint trackers Prepare daily, weekly, and monthly MIS reports Support audits, inspections, and handovers Key Skills & Competencies Residential facility operations expertise Strong resident and association handling skills Knowledge of safety, compliance, and maintenance systems Vendor and manpower management Good communication and problem-solving skills Qualifications Diploma / Bachelor’s degree in Engineering / Facility Management or relevant field 3–8 years of experience in apartment / residential facility services Working Hours As per site requirement Emergency/on-call support as required Key Performance Indicators (KPIs) Resident satisfaction levels SLA compliance Safety & statutory compliance Cost efficiency and asset uptime
