Job Description

Position: Facility Manager (Housing Society) Location: Thakurpukur, Kolkata Salary: Up to ₹30,000 per month About the RoleWe are seeking an experienced and proactive Facility Manager to oversee the smooth functioning of a residential housing society in Thakurpukur. The Facility Manager will act as the single point of contact between residents, the society management committee, vendors, contractors, and service staff. The role demands strong leadership, organizational skills, and the ability to ensure safety, compliance, and long-term asset management while delivering a high standard of resident satisfaction. Key ResponsibilitiesResident Engagement & Interface Address resident complaints and requests via helpdesk or direct reporting. Communicate society rules, policies, and updates effectively to residents. Collect and act on resident feedback to improve service delivery. Vendor & Staff Supervision Oversee daily deployment of security, housekeeping, gardening, and technical staff. Conduct regular briefings and ensure staff discipline, grooming, and SOP adherence. Audit vendor compliance, licenses, and statutory obligations. Maintenance Oversight Daily inspection of lifts, pumps, DG sets, STP/WTP, clubhouses, and parking areas. Monitor preventive maintenance schedules and verify logbooks. Manage consumables like diesel, cleaning materials, and other essentials. Safety & Security Monitor incident/security logs and ensure immediate escalation of critical issues. Supervise CCTV, access control, and security drills. Conduct fire/evacuation drills and ensure resident safety awareness. Finance & Administration Verify vendor bills, petty cash expenses, and material movements. Submit daily, weekly, and monthly reports (MIS, incident logs, audits). Participate in budgeting, vendor negotiations, and cost control initiatives. Compliance & Asset Management Ensure compliance with fire NOC, lift inspections, electrical safety, labor laws, and pollution board norms. Plan and manage AMC contracts for critical assets. Recommend capex for upgrades, replacements, and sustainability projects (solar, water recycling, LED retrofits). Emergency & Crisis Management Act as Incident Commander during emergencies (fire, disasters, security breaches). Coordinate with police, fire services, ambulance, and local authorities. RequirementsGraduate with 3–5 years’ experience in facility management / property management (preferably in residential societies). Strong leadership, communication, and organizational skills. Knowledge of maintenance, security, and statutory compliances. Ability to handle budgets, vendors, and emergency situations effectively. CompensationSalary: Up to ₹30,000 per month (depending on experience and qualifications). Additional benefits as per society norms.
