About the Role

We are looking for a dynamic, field-driven, and result-oriented Business Development Executive who will play a key role in acquiring Lessor Representation Mandates from commercial property owners, developers, and coworking/managed office operators. The role demands a strong understanding of commercial leasing, market dynamics, and a proactive approach to building relationships and maintaining property databases. This is a target-based role with high growth potential and performance-linked incentives.


Key Responsibilities

1. Property Scouting & Market Survey

  • Identify commercial office spaces (bare shell, warm shell, furnished, coworking) across South and Central Delhi.
  • Conduct physical site visits to inspect properties and evaluate key leasing factors like location, floor efficiency, amenities, parking, and legal readiness.


2. Mandate Acquisition

  • Pitch and close Lessor Representation Mandates with property owners, developers, or operators.
  • Explain terms, benefits, and responsibilities outlined in the mandate agreement.
  • Negotiate exclusivity and commission terms in line with company policy.


3. Lead Generation & Broker Engagement

  • Generate leads via market visits, cold calls, broker networks, property managers, and referrals.
  • Build strong working relationships with brokers and real estate agents to encourage co-listings and referrals.
  • Develop and implement incentive/referral schemes to strengthen broker alliances.


4. Property Onboarding & CRM Management

  • Onboard approved properties onto the internal CRM platform with complete details (photos, documents, leasing terms, floor plans, etc.).
  • Maintain regular updates on inventory status, availability, pricing, and upcoming spaces.


5. Internal Coordination

  • Support leasing and sales teams with real-time property data, site access coordination, and documentation support.
  • Ensure smooth communication between owners and the sales team during deal closures.


6. Reporting & Compliance

  • Submit accurate daily/weekly field reports and mandate acquisition logs.
  • Ensure all property documentation is collected as per the due diligence checklist (title, approvals, OC, fire NOC, etc.).


Candidate Profile

Must-Have Qualifications & Skills

  • Graduate in Business, Real Estate, Marketing, or related field (MBA preferred but not mandatory)
  • 1–3 years of experience in commercial real estate, property scouting, or business development
  • In-depth knowledge of commercial leasing terms, rent structures, and brokerage practices
  • Fluent understanding of South and Central Delhi’s commercial markets
  • Excellent communication, negotiation, and presentation skills
  • Comfort with CRM tools, Google Sheets/Excel, and digital communication
  • Own conveyance (2-wheeler or 4-wheeler) is strongly preferred
