Architecture Specialist

Experience & Qualifications

• Bachelor of Architecture (B.Arch), or equivalent from a recognized institution.

• Registration with the Council of Architecture (COA) is often required.

• Minimum experience

  : 6+ years in architectural design & execution, especially in the real estate sector dealing with high-rise residential / mixed-use / commercial projects.

Skills & Technical Competencies

• Strong design and conceptual skills; ability to take a project from concept through to detailed design.

• Proficiency in architectural software: AutoCAD, Revit (BIM), SketchUp, 3D rendering tools, and other visualization tools.

• Knowledge of structural, MEP, electrical, plumbing interfaces for coordination.

• Good understanding of local building codes, zoning laws, municipal bylaws, safety standards, regulatory & sanctioning processes.

• Capability in preparing sanction/approval drawings, working / construction drawings, presentation drawings, elevations, sections, details.

• Vendor / material sourcing knowledge; finishes, specifications etc.

• Site supervision skills; the ability to monitor execution, ensure adherence to design, quality, timelines.

Roles & Responsibilities

--> Regulatory / Approvals / Documentation

• Prepare drawings / documents required for municipal approvals, building permits, occupancy certificates etc.

• Ensure designs comply with local and national regulations (zoning, fire safety, UDCPR / CDCPR or similar in city, FSI / FAR, setbacks etc.).

--> Detailed Design & Coordination

• Produce working (construction) drawings, shop drawings.

• Coordinate with structural, MEP, landscape, interiors teams to ensure integrated design.

--> Project Execution & Site Management

• Conduct site visits to ensure execution adheres to drawings and specifications. Identify and resolve design issues on site.

• Monitor workmanship & quality; oversee setting out, dimensions, finishes.

• Coordinate change orders and ensure any revisions are documented and approved.

--> Budgeting, Scheduling & Feasibility

• Estimate architectural costs, material and finishes; suggest value engineering where needed.

• Assist / lead preparation of project schedules, timelines for design phases, approvals, execution.

• Participate in feasibility studies / site analysis (site topography, constraints, orientation, climate etc.).

--> Team Leadership / Mentoring

• Mentor junior architects / interns; review their drawings and outputs.

• Lead or assist in managing consultant teams.

• Ensure smooth workflow between design, execution, and handover phases.

--> Handover & Closeout

• Prepare completion / handover drawings.

• Oversee defect liability period (DLP), ensure corrections or punch lists are completed.

• Ensure all documentation / certifications / as‐built drawings are ready.
