JD –Construction /Project Head ( VP or Sr VP) Vianaar Homes


Job Title: VP / Sr VP Project or Construction ( Head)


Job Location: Goa ( initial 4-6 months in Delhi)


Position Overview: Overseeing and managing of all aspects of real estate development projects from inception to completion.


Key Responsibilities:


A) Strategic Planning and Execution:

 Develop and implement strategic plans aligned with the company's overall objectives and vision.  Lead project feasibility studies, site evaluations, and market analysis to identify viable development opportunities.


B) Project Management:

 Oversee all phases of project development, including design, permitting, construction  Establish project timelines, milestones, and budgets to ensure timely and costeffective project delivery.

 Monitor project progress, identify potential risks or issues, and implement mitigation strategies to maintain project schedules and budgets.


C) Team Leadership and Collaboration:

 Provide strong leadership and guidance to multidisciplinary project teams, including architects, engineers, contractors, and consultants.

 Foster a collaborative and results-driven work environment to ensure effective communication, coordination, and alignment across all project stakeholders.

 Mentor and develop team members to enhance their skills, capabilities, and performance.


D)Stakeholder Engagement:

 Maintain relationships with key stakeholders, government agencies, and community organizations.

 Quality Control and Compliance:

 Uphold high standards of quality, sustainability, and compliance with regulatory requirements and industry standards.

 Conduct regular inspections and quality assurance reviews to ensure adherence to project specifications and contractual obligations.

E) Financial Management:

 Prepare and manage project budgets, forecasts, and financial reports to track project performance and profitability.

 Identify cost-saving opportunities, optimize resource allocation, and minimize project expenses while maximizing returns on investment.

Qualifications: Bachelor's degree in Civil Engineering, Architecture, Real Estate Development, Business Administration, or related field. Master's degree preferred.


Skills Required:

 In-depth knowledge of real estate market trends, zoning regulations, entitlement processes, and construction methodologies.

 Strong analytical skills and business acumen with the ability to evaluate financial feasibility, assess investment risks, and make data-driven decisions.

 Excellent communication, negotiation, and interpersonal skills with the ability to build and maintain effective relationships with diverse stakeholders.

 Proficiency in project management software, financial modelling tools, and Microsoft Office Suite. Personal Attributes (preferable):

 Strategic thinker with a results-oriented mind-set and a proactive approach to problem-solving.  Ability to thrive in a fast-paced, dynamic environment and manage multiple projects simultaneously.

 Demonstrated commitment to integrity, ethics, and professional excellence.

 Leadership presence with the ability to inspire and motivate teams to achieve common goals.

 Flexibility to travel as needed and work extended hours to meet project deadlines.
