Role Summary

The Senior Sales Manager – Residential Sales is responsible for driving sales performance across residential projects (Luxury segment), managing channels, achieving revenue targets, and ensuring a superior customer buying experience. The role combines strategic planning with on-ground execution and stakeholder management.

Key Responsibilities:

Sales & Revenue Management

• Drive residential unit sales in line with monthly, quarterly, and annual targets
• Develop and execute sales strategies for new launches and ongoing inventory
• Monitor sales funnels, conversion ratios, and closures
• Ensure pricing discipline, scheme implementation, and approval processes

Channel Partner Management

• Develop and manage relationships with channel partners, brokers, and consultants
• Design CP engagement plans, incentive structures, and training programs
• Ensure compliance with CP on boarding and governance processes

Customer Experience & Closures

• Oversee customer interactions from enquiry to booking
• Ensure smooth coordination with CRM, legal, and finance teams

Market Intelligence & Strategy

• Track market trends, competitor activity, and pricing movements
• Provide insights on customer preferences, product positioning, and inventory
• Share market feedback with product, marketing, and leadership teams

Cross-Functional Coordination

• Work closely with marketing on lead generation, campaigns, and site walk-ins
• Coordinate with CRM, finance, legal, and project teams to ensure seamless customer journeys
• Support collections, documentation, and post-sales alignment

Qualifications & Experience

• Graduate / MBA preferred
• 8–12 years of experience in residential real estate sales mandatory
• Prior experience on selling large-scale residential projects
• Strong channel partner network is an advantage
