Job Description

The Purchase Manager will manage end-to-end procurement for residential construction packages (civil, finishes, MEP interfaces with vendors/subcontractors), develop and maintain supplier panels, negotiate contracts, enforce quality & delivery standards, and ensure procurement activities align with project schedules and budgets.

Key responsibilities

  • Own end-to-end procurement cycle for assigned residential projects: requisition validation, RFQs, vendor selection, PO issuance, expediting and materials acceptance.
  • Prepare BOQ/quantity take-offs from drawings in coordination with project & estimation teams to ensure timely sourcing.
  • Negotiate commercial terms, long-term rate agreements and contracts with vendors and subcontractors; manage change orders and claims.
  • Develop and maintain a strategic vendor database, lead vendor pre-qualification, performance reviews, and development programs.
  • Ensure quality control at vendor and site—coordinate incoming inspections, material test certificates, and NCR resolution.
  • Monitor supplier lead times, stock levels and logistics to prevent project delays; implement timely expediting & vendor follow-ups.
  • Drive cost saving initiatives through value engineering, bulk sourcing, and vendor rationalization while protecting quality.
  • Implement & enforce procurement SOPs, contract templates and compliance with company policies.
  • Maintain procurement records, prepare management reports on spend, savings, vendor performance and KPIs.
  • Collaborate with Contracts, Legal, Planning, Stores and Finance for alignment on delivery schedules, payments, claims and inventory.
  • Mentor and manage junior procurement staff; promote process improvements and digitization (ERP / e-procurement).

Key deliverables / KPIs

  • % of materials delivered on or before planned requirement date.
  • Cost savings / cost avoidance vs budget.
  • Vendor on-time delivery (OTD) and quality rejection rates.
  • Purchase order cycle time (requisition → PO).
  • Compliance to approved vendor list and contract SLA adherence.

Required experience & qualifications

  • Bachelor’s degree in Civil / Mechanical / Construction Management or related field. MBA preferred.
  • 8–12 years’ procurement experience in residential real estate / building construction (direct project procurement experience essential).
  • Proven experience in supplier negotiation, vendor development and contract management for civil finishes, MEP materials and subcontract packages.
  • Strong knowledge of BOQ reading, measurement and material specifications.
  • Experience with ERP / e-procurement tools, MS Excel (advanced) and purchase reporting.
  • Excellent negotiation, stakeholder management and communication skills.
  • Willingness to travel to project sites and vendor locations.

Desirable

  • Prior experience working with large developers or EPC contractors.
  • Exposure to value engineering and strategic sourcing for large multi-project portfolios.

Knowledge of statutory compliances related to procurement and subcontracting

Job Type: Full-time

Pay: ₹70,000.83 - ₹80,416.20 per month
