Company - Adityaram PropertiesJob Title: Land Acquisition manager– Real EstateRole - Land Acquisition managerExperience - 5 to 10 yearsLocation - Chennai ( Panaiyur )Salary - 5 LPA - 9 LPAContact Info - Ezekiel HR - 7338988312E-mail ID - ezekiel@adityaramproperties.com*Core Responsibilities**Market Research & Analysis*• Conduct research on real estate markets, land availability, pricing trends, and competition.• Identify potential land parcels for residential, commercial, or mixed-use development.• Analyze demographic, economic, and regulatory factors influencing land value.• Prepare research reports, feasibility studies, and site evaluation summaries.*Land Acquisition Process*• Source land opportunities through brokers, agents, surveyors, and direct landowner outreach.• Visit and inspect potential land parcels, verifying location, size, connectivity, and development prospects.• Coordinate technical assessments such as land surveys, zoning checks, and environmental reviews.• Work with the legal team to verify land titles, ownership, encumbrances, and documentation.• Prepare and present land proposals to management.*Negotiation & Deal Finalization*• Initiate and manage negotiations with landowners, brokers, and stakeholders.• Assist in structuring deal terms, agreements, and MoUs.• Manage relationship-building efforts to ensure smooth closure of deals.• Maintain a database of land prospects, owners, pricing, and negotiation status.*Coordination & Compliance*• Liaise with government departments for approvals, land records, zoning information, and regulatory clearances.• Coordinate with legal, finance, and project planning teams at various stages of land acquisition.• Ensure compliance with local land laws, RERA guidelines, and company policies.*Requirements*• Bachelor’s degree in Real Estate, Business Administration, Civil Engineering, Geography, or related fields (MBA preferred).• 2–8 years of experience in land acquisition, research, or business development in the real estate industry.• Strong understanding of land laws, zoning regulations, and local revenue systems.• Excellent negotiation, communication, and interpersonal skills.• Ability to analyze data, prepare reports, and make informed recommendations.• Proficiency in MS Office, Google Maps, GIS tools (added advantage).• Willingness to travel extensively for site visits and negotiations.*Key Skills*• Land Sourcing & Negotiation• Market Research• Feasibility Analysis• Relationship Management• Documentation & Due Diligence• Legal & Regulatory Understanding• Strategic Thinking• Communication & Presentation
