Job Description

1. Revenue & Sales Target Achievement

  • Achieve monthly, quarterly, and annual sales targets (booking value & collections).
  • Drive unit-wise and project-wise sales closures.
  • Ensure profitability through optimal pricing and discount control.

2. Sales Strategy & Planning

  • Design and execute project-wise sales strategies.
  • Prepare sales plans, projections, and forecasting aligned with business goals.
  • Monitor market trends, competitor pricing, and absorption rates.

3. Team Leadership & Performance Management

  • Lead, motivate, and manage sales managers, executives, and site sales teams.
  • Set individual KRAs and targets for the sales team.
  • Conduct regular performance reviews, training, and coaching.

4. Channel Partner & Broker Management

  • Develop and expand channel partner (CP) network.
  • Ensure CP activation, engagement, and productivity.
  • Monitor CP performance and control brokerage costs.

5. Lead Management & Conversion

  • Ensure effective lead allocation, follow-up, and conversion ratios.
  • Improve site visit to booking conversion percentage.
  • Coordinate with CRM and marketing teams for lead quality.

6. Customer Relationship Management

  • Handle key clients, HNIs, and NRI customers.
  • Oversee customer negotiations, final closures, and booking confirmations.
  • Ensure high customer satisfaction and referral generation.

7. Coordination with Marketing Team

  • Align sales objectives with marketing campaigns, promotions, and launches.
  • Provide inputs for branding, digital campaigns, site events, and exhibitions.
  • Evaluate ROI of marketing initiatives.

8. Project Launch & Inventory Management

  • Plan and execute project launches and sales events.
  • Ensure optimal inventory movement and minimize unsold stock.
  • Recommend pricing revisions based on market response.

9. Compliance & Documentation

  • Ensure adherence to RERA guidelines and company policies.
  • Oversee accurate documentation: booking forms, agreements, and approvals.
  • Coordinate with legal and CRM teams for smooth execution.

10. MIS, Reporting & Management Updates

  • Prepare and present daily/weekly/monthly sales MIS.
  • Track KPIs: bookings, collections, conversions, cancellations.
  • Provide strategic inputs to top management.

11. Collections Support

  • Coordinate with CRM/accounts team to ensure timely customer collections.
  • Support resolution of payment delays and post-booking issues.

12. Business Growth & Expansion

  • Identify new markets, micro-markets, and growth opportunities.
  • Support land acquisition and feasibility inputs from a sales perspective.
  • Build long-term sales pipeline for upcoming projects.

Key Performance Indicators (KPIs)

  • Sales booking value achieved (%)
  • Conversion ratio (Leads → Visits → Bookings)
  • Channel partner productivity
  • Inventory aging
  • Customer satisfaction score
  • Team productivity per head.

Job Types: Full-time, Permanent

Pay: ₹50,000.00 - ₹70,000.00 per month
