We are looking for a Sales Executive (Minimum 5 Years Experience) who will be the front face of Nilaya at the site – welcoming walk-ins, handling leads, conducting site visits, and supporting closures under the guidance of the Sales Lead / Management.
Role SummaryThe Sales Executive will be responsible for end-to-end handling of leads from enquiry to booking, including:
Calling and nurturing leads
Explaining the project and unit options
Conducting site visits and follow-ups
Supporting documentation and booking formalities
This is a field + office, target-driven role, based primarily at the Prana by Nilaya site office.
Key Responsibilities1. Lead Handling & Follow-UpCall and respond to leads generated through:
Digital marketing (online enquiries, Facebook/Instagram, portals, website)
Walk-ins, referrals, channel partners, events, local campaigns
Qualify leads by understanding:
Budget, family size, location preference, purpose (end-use/investment)
Timeline to buy, current living situation, key decision makers
Maintain systematic follow-ups via phone, WhatsApp and SMS as per SOP.
Update every lead’s status regularly in the CRM / Excel tracker.
2. Site Visit Management & Walk-In HandlingWelcome and attend to walk-in customers at the Prana by Nilaya site office.
Conduct professional site presentations, including:
Explaining project concept, layout, unit types, amenities, location advantages
Walking customers through sample flat / typical floor plan / site under construction (as applicable)
Highlighting key USPs of Prana by Nilaya vs other projects in Ranchi
Ensure proper arrangements for site visits:
Clean and presentable site office
Brochures, floor plans, rate sheets, application forms ready
Tea/coffee/water and basic hospitality
3. Sales Presentation & Objection HandlingConfidently explain:
Unit layouts, carpet & built-up areas, views, floor advantages
Pricing, payment plans, offers, bank tie-ups, and basic legal points (in coordination with seniors)
Handle typical buyer questions and objections related to:
Price, area, location, possession date, approvals, loan eligibility, etc.
Escalate complex queries to Sales Lead / Management and respond back to client in time.
4. Relationship Building & Conversion SupportBuild rapport with prospects and their families; understand their real concerns and priorities.
Schedule second/third visits, site revisits with family elders, or video calls if needed.
Work closely with Sales Lead / Management to close bookings – negotiate within approved limits, and bring deals to final decision.
Maintain regular communication with “hot” prospects until final decision is made.
5. Documentation & Booking ProcessPrepare and explain:
Application forms, booking forms, and basic document requirements
Checklist of KYC documents for booking and home loan (if applicable)
Coordinate with internal team for:
Token/booking amount receipts
Allotment letters / demand letters
Bank loan processing, sharing project documents to the bank
Ensure 100% accuracy and neatness in all paperwork and records.
6. Coordination with Telecalling & Marketing TeamsWork closely with:
In-house telecaller for appointments and follow-ups
Outsourced dial-force/telecalling agency for new leads
Marketing team for campaigns, events, and new lead sources
Share feedback from customers on:
What they liked, what they found expensive, what competitors are offering, etc.
Suggest local activities (camps, small events, tie-ups) to improve footfalls and visibility.
7. Reporting & DisciplineMaintain daily records of:
Calls made, site visits done, follow-up calls, hot/warm/cold leads
Bookings, cancellations, and prospects in final stage
Submit Daily / Weekly Sales Reports to the Sales Lead / Management in required format.
Follow office timings, grooming standards and professional behaviour.
Eligibility & QualificationsEducationGraduate (Any Stream) – B.Com / BBA / BA / B.Sc or equivalent.
MBA in Marketing / Sales is an added advantage but not mandatory.
Experience ✅ (Updated as you requested)Minimum 5 years of experience in sales, out of which:
At least 3 years in residential real estate sales is strongly preferred, OR
Experience in other high-ticket B2C sales (housing loans, automobiles, insurance, premium retail) with strong track record of closing deals.
Proven ability to handle targets, site visits, and end-to-end booking cycles.
Skills & CompetenciesMust-Have SkillsStrong communication skills in Hindi; working knowledge of English (for basic reading, writing, and email).
Confident, positive and comfortable speaking to new people daily.
Good presentation skills – speaking clearly, explaining plans and prices simply.
Basic computer skills – MS Excel, MS Word, email, WhatsApp, and comfort using CRM.
Ability to work with monthly targets and stay motivated.
Behavioural QualitiesSmart, well-groomed, polite and customer-oriented.
High level of integrity and honesty in money-related and documentation matters.
Willingness to work on weekends and holidays (with weekly offs adjusted) as per real estate norms.
Self-driven, punctual, and open to training and feedback.
Work ConditionsWork Location: On-site at Prana by Nilaya project (BIT Mesra Road, Ranchi).
Working Days: 6 days a week (weekends are peak days; weekly off on a weekday).
Timings: As per project site office hours, with flexibility during events or peak periods.
