Aruna Warehousing is a leading industrial real estate developer specializing in premium warehouse and industrial spaces. Our mission is to provide businesses with high-quality, strategically located facilities that enable growth and operational efficiency. We are expanding our portfolio and seeking a dynamic Sales & Leasing Manager to drive leasing efforts, manage tenant relations, and lead marketing initiatives.


ROLE OVERVIEW

The Sales & Leasing Manager will be responsible for securing tenants for our industrial spaces, managing relationships with current and future tenants, and executing strategic sales and marketing initiatives. This individual will be the single point of contact for all tenant-related matters and play a crucial role in positioning Aruna Warehousing as a preferred choice for industrial leasing.


KEY RESPONSIBILITIES

Leasing & Sales

  • Identify and secure tenants for our industrial properties, including our upcoming project set for completion in 4-5 months.
  • Build relationships with local independent brokers and international property consultants (CBRE, JLL, Savills, etc.).
  • Develop and execute direct sales efforts through LinkedIn, networking, and outreach to prospective clients.
  • Continuously engage with real estate agents and brokers, ensuring maximum visibility of our properties.
  • Conduct market research to stay updated on rental rates and competitor offerings.
  • Maintain a pipeline of potential tenants and track progress through a CRM system.


Marketing & Business Development

  • Develop and execute sales and marketing strategies to enhance brand visibility and attract tenants.
  • Design and implement marketing campaigns, including posters in strategic locations, print advertisements, and digital outreach.
  • Organize promotional activities, site visits, and broker meet-ups to generate interest in our properties.
  • Ensure all marketing materials effectively communicate property specifications and value propositions.
  • Analyze market trends and identify high-potential locations for future developments.


Tenant & Property Management

  • Serve as the primary contact for all tenant-related queries, ensuring high tenant satisfaction.
  • Address tenant concerns and coordinate with internal teams to resolve issues efficiently.
  • Ensure timely lease renewals, documentation, and compliance with lease agreements.
  • Monitor the industrial property market for new opportunities and industry trends.


KEY QUALIFICATIONS & SKILLS

  • Experience:

    3-7 years in sales/marketing, leasing, real estate, or property management.
  • Market Knowledge:

    Strong understanding of the industrial real estate market, rental rates, and tenant requirements.

    Established relationships with brokers, consultants, and industry stakeholders.

  • Technical Aptitude:

    Understanding of warehouse/industrial property specifications and ability to convey technical details to clients.

    Ability to work independently, take initiative, and drive results.
  • Technology Proficiency:

    Comfortable using CRM software, Microsoft Office, and digital marketing tools.
