The residential Real Estate in India is estimated to be USD 200 Bn currently. Out of this, USD 67 Bn is concentrated in the top 14 cities! These cities together sell around 6 lakh homes a year, and this is only what can be tracked by research firms in this space. 


Homebuying is one of the biggest decisions & investments for most Indians. A homebuyer spends close to 50% of his/her monthly salary on paying EMIs or saving for down payments. Unfortunately, the homebuying process is broken and they end up getting a raw deal.

With 3.5X growth in the last year, we're seeking a Growth Leader to propel our expansion in Bangalore and Mumbai. Join us as we scale our AI copilot, Angelo, for the next level!


To make that a reality, we need a Research Lead who can build a rigorous, evidence-based engine that looks past the marketing brochures. You will be responsible for the "why" and the "how" behind every insight we give our users.


This is a role for someone who is deeply skeptical of the status quo, loves organizing messy data, and wants to see their work turned into a product that people actually use to make life-changing decisions. This is a leadership role in a fast growing startup and you will be a part of the Core Team of Propsoch. 


What the Work Involves


1. Multi-Layered Analysis


  • Macro Scenario Analysis:

    Monitoring interest rates, regulatory shifts, and economic trends to understand the broader forces moving the housing market.


  • Micro-market & Neighbourhood Deep-Dives:

    Studying specific clusters—not just price trends, but the actual livability, infrastructure pipelines (metro, roads, utilities), and supply-demand gaps.


  • Building the Due Diligence Stack:

    Leading the team through rigorous

    Technical

    (efficiency, quality, floor plans),

    Legal

    (title checks, RERA compliance), and

    Financial

    (developer solvency, project funding) due diligence.


2. Data Systems & Product Integration


  • Data Organization:

    Building a structured, searchable library of project and market data. You aren't just collecting info; you are organizing it so it can be queried and scaled.


  • Interpretation & Presentation:

    Taking complex datasets and distilling them into clear, visual, and honest narratives. You should be able to explain a complex legal risk or a technical flaw in a way that a first-time buyer immediately understands.


  • Working with Tech:

    You will be a key partner to our tech and product teams, helping them translate your research frameworks into automated tools and platform features.


3. Leadership & Investigation


  • Hands-on Research:

    You’ll lead the team, but you’ll also be in the trenches—visiting sites, verifying RERA documents, and interviewing stakeholders to get the "ground truth."


  • Mentorship:

    Building a team of curious analysts and architects, teaching them how to look for red flags and maintain 100% objectivity.


Who We’re Looking For


  • You have at least 7–8 years of experience in research or advisory. You’ve led teams before and know how to mentor people to look for what’s not being said. You have completed your Post graduation in Architecture / Urban Planning / Economics / Finance / MBA from a Tier 1 college.


  • You likely come from an IPC (like JLL, CBRE, Knight Frank etc.) and know the real estate / residential market well.However,

    We are open to leaders from other fields (Finance, Urban Planning, Consulting) as long as you have led research teams before and aren't afraid to get your hands dirty learning the nuances of real estate.


  • You are naturally curious and don't stop until you find the answer. You are a "keen learner" who thrives on mastering new, complex subjects.


  • You can present data beautifully and argue your findings with logic and evidence, not jargon.


  • You don't wait for a checklist. You see a gap in our knowledge and you figure out how to fill it.


  • You are a pro at organizing large datasets and interpreting them to find the "story" behind the numbers.


  • Have built and led high performing teams
